Prestige Estates Projects, the listed company behind Prestige Group, reported its results for the financial year 2025-26 in May 2026. Home sales for the year reached Rs. 30,024 Crore, the highest in the company's history, and revenue and profit also set records. This article sets out the figures, explains the terms and shows what a home buyer in Bangalore should take from them.

The FY26 Figures in Brief

The results cover the twelve months to 31 March 2026. The main figures for the year and for the last quarter are listed below:

  • Sales bookings: Rs. 30,024 Crore, up 76% on the previous year
  • Collections from customers: about Rs. 18,515 Crore
  • Revenue: about Rs. 13,196 Crore, up 71%
  • EBITDA: about Rs. 4,219 Crore, up 43%
  • Profit after tax: about Rs. 1,312 Crore, up about 113%
  • January to March 2026 quarter: bookings of Rs. 7,697 Crore, up 10%, and revenue of about Rs. 4,144 Crore

The company stated the booking figure first in its operational update of April 2026, and the audited results followed in May. Bangalore, Hyderabad, Mumbai, the National Capital Region and Chennai were the main markets behind the sales. By December 2025 the group had delivered 313 projects with a total area of 206 million sq ft.

Bookings, Collections, Revenue and Profit

The four headline figures measure different things, and a buyer gains from knowing which is which. Bookings are the value of homes sold during the year, whether they are built or still on paper. Collections are the money that customers actually paid in the year, mostly as instalments linked to construction.

Revenue and profit follow a different clock. A developer books revenue from a home only when the project is completed and handed over. A year with many handovers therefore shows a jump in revenue, even though those homes were sold years earlier. That is how revenue rose 71% in FY26 on homes that were largely sold in earlier years.

For a buyer, collections and handovers matter more than the profit line. Collections of about Rs. 18,515 Crore show that cash is coming in to fund construction. A sharp rise in revenue shows that projects are reaching completion and homes are being handed over.

What Followed in FY27

The pace carried into the new financial year. For April to June 2026, the company reported bookings of about Rs. 6,579 Crore and collections of about Rs. 4,802 Crore. It launched four projects in that quarter with a total area of about 20 million sq ft.

Two of the launches in the July to September 2026 quarter were in Bangalore. Prestige Parklane at Devanahalli was launched with a sales value of about Rs. 1,750 Crore. Prestige Garden Breeze, a new phase of The Prestige City on Sarjapur Road, followed at about Rs. 1,050 Crore.

The company's net debt was about Rs. 11,900 Crore at the end of June 2026. A developer that buys land and launches at this pace carries debt as a matter of course. The figure to watch over the coming quarters is whether collections keep pace with the launches.

What the Results Mean for Bangalore Home Buyers

Strong results reduce one risk and leave others in place. The points below are the practical reading for a buyer:

  • Delivery risk is lower with a developer that is collecting cash and completing projects on a large scale
  • Prices at new launches are likely to stay firm, since record sales give the company little reason to discount
  • Choice is widening, with new projects in Bangalore across the north, the east and the south of the city
  • Home sizes and budgets at new launches are moving up, as large developers favour premium homes
  • Each project is still its own case, with its own land, approvals, bank account and completion date

The last point deserves weight. Company results describe the group as a whole, and a home is bought in one project. Some projects are developed through partnership firms or joint ventures, and the name on the RERA registration is the party that signs the agreement.

Room to negotiate is narrow on the base price in a strong year. It is usually wider on the extras, such as floor rise, car parking, club charges and the payment schedule. A comparison with two nearby projects from other developers gives a fair sense of the going rate in a corridor.

Checks Before Booking a Prestige Home

A sound balance sheet is a good start, and the project papers finish the job. These checks apply to any Prestige project in Bangalore:

  • Search the project name on the Karnataka RERA portal and note the registration number and the completion date
  • Read the latest quarterly progress report for the tower being considered
  • Confirm the promoter named on the registration and in the agreement for sale
  • Match the carpet area and the car park in the agreement with the unit list on the portal
  • Ask for a full cost sheet, with GST, deposits, club charges and floor rise
  • Read the clauses on the possession date and on compensation for delay
  • Confirm that every payment goes to the RERA-designated project account

Stamp duty of 5.6% and a registration fee of 2% are paid on top of the price for a home above Rs. 45 Lakhs. Our EMI calculator shows the monthly outgo and the upfront cash for any budget. We can share the current price lists and availability for Prestige projects across the city on request.
