Prestige Group in Bangalore: Developer Profile for Home Buyers

Prestige Group is one of the largest real estate developers based in Bangalore, with homes, offices, malls and hotels across the city. This profile sets out how the group grew, how large it is today, where its Bangalore projects are, and what a home buyer should check before booking a Prestige home. It is a guide to the developer as a whole, and each project still needs its own checks.
From 1986 to a Listed Company
Prestige Group was founded in Bangalore in 1986 and is still run from the city. Its head office is at Prestige Falcon Towers on Brunton Road. The flagship company, Prestige Estates Projects Ltd, is listed on the BSE and the NSE, and Irfan Razack is its chairman and managing director.
The group began with small buildings in the central parts of the city and moved outwards as Bangalore grew. Large campuses followed in Whitefield, on Sarjapur Road, on Kanakapura Road and in the north towards the airport. The same period saw it build technology parks, shopping malls and hotels alongside homes.
A listed developer publishes audited results every quarter and files its disclosures with the stock exchanges. That gives a buyer far more to read about the company than is available for a privately held builder. It does not replace the checks on the individual project.
Scale in 2026
The clearest recent summary of the group's size comes from Crisil's developer grading note of 10 March 2026. Its main figures are as follows:
- 313 projects completed, covering about 206 million sq ft
- 65 projects under development, covering about 126 million sq ft
- 63 upcoming projects, covering about 69 million sq ft
- A presence in 14 cities, including Bangalore, Chennai, Hyderabad, Kochi, Mumbai, Pune, Goa and the National Capital Region
The work covers apartments, villas and row houses, plotted layouts, offices and technology parks, malls and hotels. For the year ended March 2026, the company reported sales of about Rs. 30,025 Crore and collections of about Rs. 18,515 Crore. Both were its highest for any year so far.
What the DA1+ grading means
Crisil reaffirmed its DA1+ developer grading for Prestige Estates Projects Ltd in March 2026, valid until 9 March 2027. The grading describes the developer's ability to complete projects to the stated quality and timelines, and to transfer clear title, as excellent. It is an assessment of the company and is silent on any single project.
The same note lists the risks. Large projects in newer markets such as Mumbai and the National Capital Region bring execution and funding risk. Some projects are joint ventures, which makes the group dependent on its partners in those projects.
Where Prestige Builds in Bangalore
Bangalore remains the group's home market, and its projects are spread over every side of the city. The main clusters are these:
- East: Whitefield and Varthur, with large campuses such as the 102-acre Prestige Lakeside Habitat and newer towers along Whitefield Main Road
- South-east: Sarjapur Road, where the Prestige City township combines apartments, villas and plots
- South: Kanakapura Road and Bannerghatta Road, with township-scale apartment projects
- North: Devanahalli, IVC Road and the aerospace park, with plotted layouts, the villa estate Prestige Golfshire and Prestige Parklane
- Central: boutique towers on small plots in the old city, mostly completed years ago
The product range is as wide as the map. First-time buyers usually look at the 1 and 2 BHK homes in the townships. Families upgrading compare the 3 and 4 BHK layouts, and plot buyers have several registered layouts to choose from in the north of the city.
Most of the group's Bangalore homes are complete, which keeps the resale market active. A finished flat in an older Prestige campus can be inspected before purchase and occupied at once. A new launch offers a newer design and a staged payment, with a wait of four years or more.
How Prestige Projects Are Structured
A home marketed under the Prestige name is not always sold by Prestige Estates Projects Ltd itself. The promoter on the RERA registration may be a group firm, and a land owner may be named as a co-promoter under a joint development agreement. Recent North Bangalore projects show both patterns.
This matters at the agreement stage. The sale agreement is signed with the registered promoter, and in a joint development the seller of a given home may be the land owner. A buyer should read the promoter's name on the RERA portal and ask whose share the chosen home belongs to.
Large campuses are also registered in parts. Each phase has its own RERA number, completion date and designated bank account. The facts that count are those of the phase being bought, and the phases around it may be at a different stage.
What Buyers Should Check
A strong developer lowers some risks and leaves others in place. These checks apply to any Prestige project in Bangalore:
- Look up the RERA registration of the exact phase, and note the promoter's name and the registered completion date
- Read the quarterly progress updates on the portal against the date promised by the sales team
- Compare the promised date with the handover record of earlier phases in the same campus
- Open the complaints section of the promoter's RERA page and read how past complaints were settled
- Ask for the full cost sheet, with car parking, club charges, GST, deposits and advance maintenance
- Check the registered water source and the plan for water supply after handover
- For a pre-launch project, wait for the RERA number before paying more than a refundable amount
Several current launches carry completion dates in 2030 or later. A buyer paying rent and an instalment together should plan the budget for the full period, with a margin for delay. For a resale home, the checks move to the seller's title, the occupancy certificate and the association's dues.
New Launch or Resale
The choice between a new Prestige launch and a resale home in an older campus depends on time and money. A new launch spreads the payment over the construction period and offers the newest layouts. The buyer carries the waiting time and pays GST on the price.
A resale home is paid for in full within weeks, with stamp duty and registration on top, and GST does not apply. The buyer sees the actual flat, the upkeep of the campus and the monthly maintenance bill before deciding. Prices in the older campuses also give a reference point for judging the price of a new launch nearby.
We can share current prices and availability across Prestige projects in Bangalore, for both new launches and resale homes. A visit to one completed campus and one site under construction gives a fair picture of what the developer delivers.
