If you would rather own a plot than an apartment, Classic Ventures offers plotted layouts at opposite ends of Bangalore. One is on Sarjapura Road in the south-east and is still being developed; the other is at Devanahalli in the north and is complete. These are large sites of around 45 acres, sold mainly as 30 x 40 plots, with 30 x 50 sites as well on Sarjapura Road.

TGH Classic Bulwark Village Plots at Devanahalli was handed over from December 2020. It spreads over about 47 acres with 290 plots, and prices in our records start at about Rs. 49 Lakhs.

Classic Featherlite The Sanctuary on Sarjapura Road covers about 45 acres with 113 plots, and possession is listed for 2028. Prices begin at about Rs. 1.02 Crore.

Each layout carries a partner's name in the title, so find out which company holds the land and signs your sale deed. For any plot, check the layout approval, the Karnataka RERA registration where it applies, and the khata for your exact site number. Confirm that roads, water, drainage and power lines are laid before you pay the final instalment, and ask for a cost sheet showing development and club charges.

Devanahalli suits buyers who want a lower entry price and a ready plot; Sarjapura Road suits those willing to pay more for a newer layout.
