Classic Featherlite The Sanctuary Overview
Classic Featherlite The Sanctuary is an under-construction plotted development by Classic Ventures on Gunjur-Mugalur Road, east Bangalore, pincode 562125. It lies on the Varthur and Gunjur side of Sarjapur Road. The layout is under development, with possession set for 2028, and plots are priced from Rs. 1.02 Crore. It suits east Bengaluru buyers who have decided on a plot rather than a flat and want to be off Sarjapur Road without leaving its orbit.
Only two plot sizes are offered: 30x40 feet, which is 1,200 sq ft, and 30x50 feet, which is 1,500 sq ft. The developer puts the total at 113 plots on 45 acres, a very low count for that much land, so ask what the rest of the acreage is: gardens, roads, the clubhouse, or later phases. The answer changes what you are really buying into.
The 30x40 plot starts at Rs. 1.02 Crore and the 30x50 at Rs. 1.28 Crore. Both come to about Rs. 8,500 per sq ft of land, so the larger plot is not cheaper per foot; you are paying for area alone. Building the house is a separate cost on top, and so is the wait: roads, drains and power must be in place before you can start, and the developer's date for that is 2028.
This layout suits a buyer who wants to design their own house on the east side and can carry the land for two years before building. A clubhouse and pool inside a plotted community are a bonus for that buyer. Look elsewhere if you want to build this year, if a plot under Rs. 1 Crore is the ceiling, or if you need a RERA number before you talk to a developer, because none has been published here yet.

About Bangalore
Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Classic Featherlite The Sanctuary Amenities
Getting around from Classic Featherlite The Sanctuary
Classic Featherlite The Sanctuary lies off Sarjapur Road, on the Varthur Road and Gunjur-Mugalur Road side, pincode 562125. That places you beyond the built-up part of the corridor, where the land is still opening up. The route in runs from Sarjapur Road through Varthur Road, so both roads will be part of every trip.
Classic Ventures has not published distances to workplaces, schools or the ring road, so we do not quote any. Drive the last stretch yourself, from Sarjapur Road to the layout gate, at the hour you would normally travel. In a developing pocket that final leg, not the main road, is what decides how long the commute feels, and it can change a lot between a dry month and the monsoon.
A plotted layout means you will drive for most errands, at least until the neighbourhood fills in around you. Ask which shops, clinics and schools are open now within a short drive, and which are promised. Ask how the layout's internal roads connect to Gunjur-Mugalur Road, whether there is one gate or two, and what the road outside the gate will look like once 113 households and their visitors use it.
Homes and prices at Classic Featherlite The Sanctuary
Classic Featherlite The Sanctuary sells land, not a built home, so there is no floor plan; the house is yours to design after handover, within the setbacks and the floor limit in the sanctioned plan. Two plot sizes are offered: 30x40 feet, or 1,200 sq ft, and 30x50 feet, or 1,500 sq ft. Ask for the plot's exact dimensions and its position on the layout drawing, since a corner or a park-facing plot is worth more than the base price suggests.
The 30x40 plot starts at Rs. 1.02 Crore and the 30x50 at Rs. 1.28 Crore. Both are about Rs. 8,500 per sq ft of land, so the extra 300 sq ft costs about the same per foot as the first 1,200. Because the layout is still being developed, payment is usually tied to progress on the roads and services; ask for that schedule in writing.
Stamp duty and registration are payable on the land value at the sale deed. Whether GST applies to any development charge on an unfinished layout is a question to put to the developer in writing. Ask for a cost sheet that shows:
- Base price of the plot and the exact area it is charged on
- Corner, park-facing or road-width premium, if any
- Development or infrastructure charges, and whether GST is charged on them
- Clubhouse membership and the maintenance deposit
- Stamp duty and registration on the sale deed
- Khata transfer and any conversion charges billed to you
Paperwork and approvals for Classic Featherlite The Sanctuary
Classic Featherlite The Sanctuary has no RERA registration number published for this layout. Ask Classic Ventures for it and check it on the Karnataka RERA website (rera.karnataka.gov.in) before paying a booking amount. The entry will show the approved layout plan and the completion date the developer has committed to, which is how you test the 2028 handover.
A plot carries its own set of approvals, and you should see each one before you sign:
- The land conversion order, showing the agricultural land was converted to residential use
- The layout plan approved by the planning authority, with your plot numbered on it
- The release order for the phase your plot is in, which is what lets individual plots be sold
- The mother deed and the chain of title for the 45 acres
- An up-to-date encumbrance certificate
- The current khata and tax receipt for the land
Do not accept a plot in a phase that has not been released, however good the price. At handover, take the sale deed for your numbered plot, then apply for the khata in your name. Keep the approved plan, because you will need it, along with the bye-laws, when you apply for a building permit for your house.
Living at Classic Featherlite The Sanctuary
Classic Featherlite The Sanctuary is described by the developer as 45 acres holding 113 plots, which would leave most of the land as something other than plots. Ask for the sanctioned layout plan and see for yourself how the ground divides between plots, roads, gardens and the clubhouse, and whether any part is a later phase. Everything you are shown now is a render as planned by the developer.
Once built out, a day here could start on the jogging track and move to the gymnasium and the swimming pool at the clubhouse. Children have their own play area plus an activity area, and the games room covers a wet afternoon. The landscaped gardens are the shared green between the private ones each owner will make.
A family occasion goes to the party area, which spares your own house the crowd. Remember that in a plotted community these facilities are owned in common and paid for in common. Ask when the clubhouse is due, what the monthly charge will be, and who runs it until an owners' association takes over. Also ask what happens if only a few houses are built by 2028, since a clubhouse serving a handful of families costs each of them more.
