Much of Coimbatore's newer housing has moved west, and Veerakeralam is one of the places it has gone. The locality lies on the western side of the city, on the way towards Perur and the hills beyond. It is a long way from the industrial east, which is part of the appeal for families. Most of the homes going up here are new, rather than older houses being rebuilt.

What we list in Veerakeralam is villa housing at the premium end. Radiance Imperia, by Radiance Realty, is a gated project of 80 villas on 8.17 acres. It is under construction, with possession given from August 2027. Buyers can choose from 3, 3.5, 4 and 5 BHK villas, which suits a large family or one that wants room to grow. We do not have a published price for it, so ask for the current cost sheet before you compare it with anything else.

Getting around is mostly by road. The locality faces the Perur side, so you are moving away from the city's older commercial centre and its industrial belt. If you work in the east of Coimbatore, the daily drive will be longer, so test it at peak hours. If your work is on the western side, or you work from home, the quieter setting may matter more than the distance.

An under-construction villa needs more checking than a finished flat. Ask for the approved layout plan and the title documents for the land. Verify the project's registration on the TNRERA portal, and read the promised completion date in the registered record, not the brochure. Find out how water will reach each villa and who maintains the internal roads after handover. Ask whether the price includes the plot share, car parking and clubhouse fees. Finally, look at the builder's delivery record on earlier projects, since you will wait until 2027 for the keys.
