Every type except one has sold out, leaving the 3.5 BHK of about 4,671 sq ft at Rs. 4 Crore, near Rs. 8,600 a sq ft. Oddly, the 4 BHK is listed at about 4,651 sq ft, a touch smaller than the 3.5 BHK, so check each plan rather than going by bedroom count.

This project suits a family with around Rs. 4 Crore to spend that wants a large independent villa, a club-style amenity list and a quieter address on the edge of the city. It also suits a buyer happy to pay in stages until 2027. Look elsewhere if you need to move in soon, want a 3 BHK or 5 BHK from the developer, or need a budget closer to Rs. 2 Crore. Anyone set on a sold-out type would have to wait for a resale.

Radiance Imperia is at Veerakeralam, towards the outer edge of Coimbatore. Only the locality has been given, with no street, landmark or pincode. A gated layout of more than 8 acres needs open land, and that is usually found away from the dense city centre, so expect longer trips into town.

No distances to schools, hospitals or offices have been published. Before you pay, request the exact site boundary and the nearest main road. Then drive from the gate to your workplace, your children's school and a hospital you would use, at the hours you would really travel.

Inside an 80-villa layout, the position of your villa matters too. A home near the gate is quicker to reach but sees more cars; one deep inside is quieter but further from the road. Villas beside the courts or the clubhouse will hear more activity in the evening. Ask for the layout plan with villa numbers and pick your spot with daily life in mind, not just the view in a render.

Radiance Imperia planned four villa types, all quoted as built-up area. Just one of these, the 3.5 BHK, is still on sale from the developer; the rest are sold out.

Its asking price of Rs. 4 Crore is near Rs. 8,600 a sq ft. No prices are published for the sold-out types, and on resale they will be whatever the owner asks. Plot sizes and carpet areas are not published either, so ask for both.

The villas are under construction, so GST applies. Tamil Nadu stamp duty and registration are added on top. Ask for a cost sheet that lists:

Before each payment, check that work on site has reached the stage the demand letter claims. At handover, ask for the completion certificate and register the sale deed for your villa and its land. Then have the property tax assessment and the electricity connection put in your name.

A list this long means higher running costs, so ask for the estimated monthly maintenance and which facilities will be ready at the first handover.
