Thinking about a large villa plot on the southern edge of Bangalore? Eara Group has a new launch at Kaggalipura, off Kanakapura Road. Eara Amidst Nature is the builder's project in our records, and it is a plotted layout rather than an apartment block.

The layout spreads over about 18 acres and plans 141 villa plots. Sites are 40 x 70, larger than the usual city plot, and prices in our records start at about Rs. 2.73 Crore.

Because the project is a new launch, our records show no possession date yet, and there is no completed Eara project to visit. That puts the weight on documents. Ask for the Karnataka RERA registration and the layout approval, and check that the plot numbers match the approved plan.

Look at the title chain for the land and the khata that each site will carry once the layout is handed over. Ask for a written timeline for roads, water lines, drainage and power, and tie your payments to those works where you can. A cost sheet should show development, club and maintenance charges on top of the plot price. Ask whether the clubhouse and open spaces shown in the brochure are part of the approved plan, and when they will be built.

These plots suit buyers who want room for a large independent home and can wait for the layout to be finished. They also suit those who would rather hold land on the Kanakapura Road side than an apartment. Before you commit, drive the route you would use daily at a busy hour, and see how far the nearest shops and schools are.
