GKS Builders comes up in Bangalore searches mainly for land, not flats. Their listed project is The Glenhart Estates in Anekal, a plotted layout of 278 sites on about 18 acres. Plots come in 30 x 40 and 30 x 50 sizes, with prices starting from about Rs. 59.4 Lakhs.

The layout is still being developed, with possession shown from December 2027 onwards. We have no other GKS projects on record, and no founding year or head office, so there is no past delivery here to judge them by. Treat a visit to the site and a document check as the main tests.

For any plot, the paperwork decides the value. Ask for the RERA registration of the layout and check it on the state portal. Ask which authority approved the layout plan and whether the land has been converted for residential use. Check that roads, drains, water and power lines are shown in the approved plan and ask when each will be ready. Get the payment schedule tied to those works, not only to calendar dates.

A plot here suits a buyer who wants to build a house later and can wait for the area to grow. It also suits someone who prefers owning land to owning a flat.
