The Glenhart Estates Plots

The Glenhart Estates Plots is on Chikka Hagade Road in Chikka Hagade village, Anekal taluk, pincode 562106. The taluk lies at the city's far south, well past the city's built-up core, so expect a semi-rural setting today with farmland and new layouts around you. The developer has not published distances to offices, schools, hospitals or rail, so we do not quote any.

Plan your daily life around a car or a two-wheeler. Drive the route from the site to your workplace at the hour you would leave, then come back in the evening. If you have children, make the school run as well and see how the approach road behaves. Look at street lighting on the way, since some stretches near new layouts are dark after sunset.

With handover from December 2027 onwards and your own house to build after that, you are unlikely to move in for a few years. Use that time to watch how the area changes. Ask local shopkeepers and people already living nearby where they go for groceries, clinics and schools, and how long the drive into the city really takes on a weekday.

The Glenhart Estates Plots has two plot sizes on sale, both quoted as plot area. The 30 by 40 foot plot measures 1,200 sq ft; it is priced from Rs. 59.4 Lakhs, about Rs. 4,950 per sq ft. The 30 by 50 foot plot is 1,500 sq ft and is priced from Rs. 77.3 Lakhs, about Rs. 5,150 per sq ft. Corner, park-facing and east-facing plots usually carry a premium, so ask for the price of the exact plot you want.

Land is outside GST, but any development or amenity charge billed separately may attract it, so check. You also pay stamp duty and registration fees at the sale value. Building the house is a later, separate expense, and GST applies to that construction contract.

Ask for a cost sheet that lists:

• Plot rate per sq ft and the exact area
• Corner, facing or park-side premiums
• Development and amenity charges, with any GST shown
• Clubhouse membership and the maintenance deposit
• Stamp duty and registration fees

Also ask for the payment schedule and how each instalment ties to work on the layout.

The Glenhart Estates Plots has no RERA registration number published for this layout yet. Because the plots are still being developed, ask GKS Builders for the number and check it on the Karnataka RERA website (rera.karnataka.gov.in) before you pay a token amount. The entry will list the declared completion date and the approved layout.

For a plot, the land papers decide whether you can build later. Ask to see:

• The conversion order for the land to residential use
• The approved layout plan from the planning authority
• The release order that covers your plot, or the date it is expected
• An encumbrance certificate for the land
• Title deeds for the land and the developer's agreement with the landowners, if any

Until handover you will sign an agreement for sale. When the layout is complete, you register the sale deed and then apply for the khata in your name. Keep the tax receipts, since your house plan sanction will need them.

The Glenhart Estates Plots divides 18 acres into 278 plots, with tree-lined internal roads, footpaths and parks spread across the layout. The developer has not published the share of land kept open, so ask for the approved layout drawing and mark your plot against the clubhouse and the parks. All images are as planned by the developer until the work is done.

Once homes go up, a morning here could begin on the jogging and cycling track or in the Flow Room, the yoga space. The gymnasium is part of the Glenhart Clubhouse, and the swimming pool takes care of the hot months. Children have play areas of their own, and the sports courts give teenagers something to do after school.

Evenings could mean a coffee at the cafe, a film in the mini theatre, or a walk through the landscaped gardens. The amphitheatre can host community events, and the indoor games room covers rainy days. Ask when each facility will open, since some may be finished after the plots are handed over, and what the maintenance charge will be while your plot is still empty.
