Most people buying in Goa think of beaches, but Sancoale suits a different buyer: someone who works nearby. The village is in Mormugao taluka in South Goa. Dabolim airport is roughly 4 km away and Panaji about 16 km. The Zuarinagar settlement, strung along National Highway 566, falls within its limits. Jobs at the airport, at Mormugao port and in the Verna industrial estate drive demand here, rather than holiday-home buying.

There are a few points to weigh. Being near an airport and a port brings aircraft noise and heavy vehicles, so visit at different times of day. Confirm the project's Goa RERA registration and the occupancy certificate. Published figures on the number of homes and the handover date come from listings, so ask the developer for them in writing. Check water supply, power backup and how the site drains during the monsoon. Ask what the maintenance charges cover and how parking is allotted. Compare the quoted rate with recent registered sales in the same project.
