Godrej Aravya Estate price at launch was Rs. 58 Lakhs on a 1,200 sq ft site. All 669 plots are now booked, so today's price depends on what an owner asks on resale.

Payment plan for original buyers

The draft sale agreement collects the price in eight steps within 15 months of booking. Buyers pay 5% at booking, 5% within 15 days and 10% when the agreement is signed. Four instalments of 15% fall due at 90 days, 150 days, 240 days and 12 months.

The last 20% is billed at 15 months, once the plot receives its release certificate. Stamp duty, registration, a 36-month maintenance deposit and a corpus fund are paid on top.

Godrej Aravya Estate plot sizes come in three regular formats plus odd-shaped sites. The count for each type is listed below:

• 30 x 40 ft (1,200 sq ft): 274 plots
• 30 x 50 ft (1,500 sq ft): 139 plots
• 40 x 60 ft (2,400 sq ft): 94 plots
• Odd rectangular plots: 90
• Irregular plots: 72

The 30 x 40 ft plot is the most common size, at about 41% of the layout. Odd-shaped plots average roughly 2,060 sq ft, and each owner builds a house to their own design within the approved building rules.

Godrej Aravya Estate specifications cover the services laid up to each plot. Power runs underground from the transformer yard to feeder pillars, and LED lights line the streets.

A dual network carries domestic and flushing water through underground pipes, and both water and sewer lines end inside each plot. Sewage flows to an on-site treatment plant, and an underground sump feeds an overhead tank. Generators back up the common areas, and ducts are laid for telecom cables.

Godrej Aravya Estate RERA number is PRM/KA/RERA/1250/301/PR/171025/008180, approved on 17 October 2025. The promoter and landowner is Godrej Township Development Limited, a Godrej group company.

Layout approval

The Doddaballapur Planning Authority approved the layout plan, DPA/TP/LAO/17/2025-26, on 9 October 2025. Land use conversion orders came between May and July 2025, and the water, pollution control and BESCOM clearances are in place.

The registration shows no litigation on the land. Each sale deed is registered once the planning authority releases that plot.

Godrej Aravya Estate construction status was 54% complete in the quarter to June 2026, up from 10% at the end of 2025. Site work started in October 2025.

Plot formation is 95% done, and roads, footpaths, drains and electric poles have reached 65%. Power supply work is at 50%, while planting has only just begun. Godrej expects to hand over plots in 2030, ahead of the RERA date of 31 October 2030.
