The address lists the road as unnamed, so ask the sales team for an exact map pin before your first visit. The developer has not published distances to stations, highways or nearby office parks, so we do not quote any here.

For an office, the approach matters as much as the building. Your staff and visitors will arrive by car, cab or two-wheeler every morning, so drive the route at nine in the morning and again at six in the evening. • Title documents and an encumbrance certificate for the 2.4-acre plot
• The latest property tax receipt for the unit
• A draft sale deed and the maintenance agreement

If you plan to lease the office out, also ask whether fire safety clearance is in place for the building, since corporate tenants often ask for it. At handover, register the sale deed in your name and have the property tax account moved to you. Keep every receipt, because a tenant's due diligence will ask for the same file.

Every tenant and owner shares the same entrance, lift core and lobby, so the quality of those common areas shapes how your business looks to visitors. The developer has not published the total number of units or the share of the plot kept open.

No amenity list has been published either. Before you buy, ask what the building provides beyond the office floor. That means the number of passenger and service lifts, the power backup for your unit, the air-conditioning system, and whether there is a cafeteria or a meeting room anyone in the building can book.
