Muppa’s Indraprastha

Muppa’s Indraprastha stands in Osman Nagar village in Ramchandrapuram Mandal, Sangareddy District, pincode 500019, on the western side of Hyderabad. The builder's apartment project, Muppa Melody, is right next door, which makes the gate easy to point out to guests and drivers.

No distances to offices, schools, hospitals, stations or the airport have been published, so we quote none here. Test your own routine instead. Leave the gate at your usual hour and drive to work, noting the time, then make the trip home in the evening. If you have children, drive the school run at 8 am too.

The community has been lived in since 2023, so you can judge the surroundings as they are today. Walk and drive the nearby streets to see which grocers, clinics and pharmacies are within reach. The retail spaces inside the gates may take care of some small errands.

Because the address falls in Sangareddy District, ask which local body collects property tax and supplies water to the villas. On a 36-acre site, also check how far your villa is from the main gate and from the club lounge.

Muppa’s Indraprastha has only four-bedroom villas over three floors, offered in seven plans by facing. Areas are quoted as built-up. West-facing plans are about 3,470 sq ft at Rs. 4.82 Crore, 4,045 sq ft at Rs. 5.97 Crore and 4,600 sq ft at Rs. 7.22 Crore. East-facing plans are about 3,410 sq ft at Rs. 4.92 Crore, 4,055 sq ft at Rs. 6.07 Crore and 4,535 sq ft at Rs. 7.32 Crore. The north-facing plan is about 4,095 sq ft at Rs. 6.07 Crore. All are starting prices.

The rate runs from about Rs. 13,900 to Rs. 16,100 per sq ft. Plot sizes and carpet areas have not been published, so ask for both.

As the villas are complete, no GST applies once the occupancy certificate is issued. Stamp duty and registration are payable on the full value, land included. Ask for a cost sheet listing:

• Base price, built-up area and plot area
• Corner or park-facing premium, if any
• Club lounge membership and maintenance deposit
• Charges for the power backup and meter connection
• GST shown as nil, with the certificate attached
• Stamp duty and registration on the full value

Muppa’s Indraprastha has no RERA registration number published yet. If one is quoted to you, check it on the Telangana RERA portal (TS-RERA). With a finished villa you are buying land as well as a building, so the land papers come first.

Before you pay a token amount, ask for:

• The order converting the land from farm to residential use
• The approved layout plan for the 36 acres, with your plot marked
• The release order for your plot, if it was among those held as security by the approving authority
• Title documents and an encumbrance certificate covering at least 30 years
• The sanctioned building plan and the occupancy certificate for the villa
• A draft sale deed stating the plot area, the built-up area and the boundaries

If an owner is selling, also ask for the original deed from Muppa Projects, a fresh encumbrance certificate, a no-dues letter from the association and any bank closure letter.

After registration, move the property tax record, the water connection and the electricity meter into your name.

Muppa’s Indraprastha spreads 300 villas across 36 acres, each home built over three floors. The share of open space has not been published, so walk the streets and see which villas face a garden, which are on corners and which back onto the boundary. Any layout image is the plan as drawn by the developer; since the project is built, trust what you see on the ground.

A morning might start in the gymnasium or with laps in the swimming pool, then a few minutes in the jacuzzi. Runners and young skaters share the jogging and skating track. Later in the day, the multiple outdoor courts fill up with residents of every age.

The club lounge is the social centre. The games room and the mini theatre cover a wet weekend, and the spa, sauna and salon make a slow Sunday easy. Children have their own play area, and birthdays and family dinners go to the party areas.

The landscaped gardens are the place for an evening walk, and the retail spaces handle small errands. Ask the association which facilities are open today, whether any carry a usage fee and what the maintenance charge covers.
