If you would rather build your own house in Mysore than buy a flat, villages on the city's fringe like Shadanahalli are where the land is. It lies in Kasaba hobli at the edge of Mysuru, beyond the Outer Ring Road belt, where farmland and old villages surround the city. Mysore grows outwards and stays low-rise, spreading along its main roads. That is why new plotted layouts are being approved in places like this.

The Outer Ring Road is the main route that connects this belt with the rest of Mysore.

Plots need their own checks. Confirm the layout approval and the RERA Karnataka registration, and ask for the sanctioned plan showing roads, parks and civic sites. Check the title chain and that the land has been converted for residential use. Ask how water, power and drainage reach each plot, and who maintains them. Find out whether the layout has rules on building design or height, and any deadline to start construction. Ask about maintenance charges for the common areas, even before you build. Compare the price with recent registered sales of plots in the same layout.
