Prestige Gardenia Estate Phase 2 Overview
Prestige Gardenia Estate Phase 2 is an ongoing residential plot project by Prestige Group in Devanahalli, Bangalore, laid out on about 21 acres in Gundlahalli village, north-west of Devanahalli town. Its Karnataka registration covers 195 residential plots, six parks and two civic amenity sites. Prestige Group has sold the whole phase, so plots now change hands only on resale. It opened in 2026, once the first phase had sold out.

A resale price depends on the plot's size and shape, its facing, and whether it opens onto a park or a wider road. Buyers pay stamp duty and registration on top, and Club Gardenia membership is billed separately.

Prestige Gardenia Estate Phase 2 is in Gundlahalli village, Kasaba Hobli, in the Devanahalli taluk of Bengaluru Rural district, pincode 562110. NH 44 and Satellite Town Ring Road both run close to the layout, linking it with the rest of north Bangalore. Kempegowda International Airport is a short drive away, and water for the layout comes from borewells and the Bidlur gram panchayat supply.
Devanahalli town and its old fort are a few kilometres away, along with the KIADB Aerospace Park and Bengaluru Signature Business Park. Bhartiya Mall of Bengaluru and the Embassy International Riding School are within reach too. Heading south into the city, NH 44 passes Yelahanka and then Hebbal. Prestige Gardenia Estate Phase 2 brings power, water, sewer and data lines up to each plot, ready for the owner to build. The entrance road is 18 m wide, while the inner roads are 12 m or 9 m wide, with asphalt carriageways and landscaped avenues. Streetlights are LED, partly run on solar power.
A central sewage treatment plant returns treated water for flushing and landscape irrigation, alongside a water treatment plant and an organic waste converter. Rainwater recharge pits, a DG set for common services, RFID boom barriers and CCTV at the gate round out the services.
Prestige Gardenia Estate Phase 2 RERA and Approvals
Prestige Gardenia Estate Phase 2 carries the K-RERA number PRM/KA/RERA/1250/303/PR/080626/008705, granted on 8 June 2026 to Prestige Estates Projects Ltd. It covers 84,881 sq m of land, about 20.97 acres, with 195 plots.
The layout plan was approved by the Satellite Town Ring Road Planning Authority on 18 March 2026, under STRRPA/TP/LAO/44/2025-26. The first phase carries a separate registration of its own.
Prestige Gardenia Estate Phase 2 Construction Status
Prestige Gardenia Estate Phase 2 is at an early stage, with work on the layout begun on 1 May 2026. The quarterly update for April to June 2026 put the phase at 1% complete.
Roads, utility lines and parks are due by the registered completion date of 31 October 2027. Ask us for recent site photos before a visit.
