Prestige Palm Residences villas start at Rs. 2.07 Crore, and the 2,809 sq ft Type C is the smallest design on offer. The Type B villas and the four-bedroom Type A are priced on request, with the rate set by the design and the villa's place in the layout.

Prestige Palm Residences offers three villa designs, each laid out over a ground floor, a first floor and an open terrace. Super built-up sizes are listed below, with carpet areas in brackets:

• Type A, 4 BHK: 4,296 sq ft (2,939 sq ft)
• Types B, B1 and B2, 3 BHK: 3,427 to 3,464 sq ft (2,230 sq ft)
• Type C, 3 BHK: 2,809 sq ft (1,915 sq ft)

The four-bedroom Type A keeps a guest bedroom downstairs next to a study and a maid's room. Upstairs are the master suite, two more bedrooms, a family lounge and a home theatre room, and space is kept for a private lift. Type B adds a study to its three bedrooms, while the narrower Type C fits a guest room, kitchen and utility below and two bedrooms above.

Prestige Palm Residences villas are built on an RCC frame with cement-block walls. The main finishes are listed below:

• Imported marble in the foyer, living, dining and family areas and on the internal stairs
• Vitrified tiles in the bedrooms and natural stone on the verandahs
• Imported marble floor, walls and counter in the master bathroom

Prestige Palm Residences Phase I is registered with K-RERA under PRM/KA/RERA/1257/334/PR/190108/002286, granted on 8 January 2019 to Prestige Estates Projects Limited. The registration covers 24 villas and the clubhouse, and its completion date was extended to 14 October 2023.

The plans were approved by the Mangaluru Urban Development Authority. Kotekar Town Panchayat issued the occupancy certificate for those villas and the club on 12 December 2024. Ask us for the registration details of any villa before booking it.

Prestige Palm Residences Phase I is complete, and its villas and clubhouse have held an occupancy certificate since December 2024. The project is ready to move in, and villas are on sale. Ask us for recent site photographs or a visit to a finished villa.
