Looking for a settled Pune suburb with prices below the western side? Kondhwa, in south Pune near NIBM road and Undri, is dense and mixed, with many students and expatriates among its residents. From here you can reach central Pune and Hadapsar without moving to a new frontier. That balance is why flats in Kondhwa draw steady interest from budget-conscious buyers.

Every home on our Kondhwa page is a flat, and prices lean towards the budget side. Salarpuria Sattva HM Royal is a completed project on 5 acres with 1 and 2 BHK homes, listed from about Rs. 45 Lakhs, with possession from October 2024. Provident Kenvista is at the pre-launch stage on 10 acres, planning 2 and 3 BHK homes, with no price or possession date published yet. The two options suit different buyers: one lets you move in soon, the other asks you to wait longer for a new home.

Getting around works in two directions. Central Pune is within reach for work, shopping and older family neighbourhoods, while Hadapsar to the east brings its own offices and services. NIBM road is the local spine that connects much of the suburb. Try each route at the hour you would normally travel before you choose.

Think about the trade-offs before you commit. A dense suburb means busy roads at peak hours and limited parking, so visit at the times you would travel. With a pre-launch project, be careful about paying anything before the project is registered on the MahaRERA portal. Once it is registered, compare the stated completion date and carpet areas with what the sales team offers. For the completed project, ask for the occupancy certificate, the society's maintenance charges and any dues pending on the flat. Ask how water reaches the building and whether tankers are needed in summer. Check the width of the access road too, since some lanes in dense suburbs are narrow.
