Properties in Mundhwa

Working in Pune's eastern IT belt but wanting to stay close to the city centre is what draws buyers to flats in Mundhwa. The locality lies in east Pune, with Kharadi on one side and Koregaon Park on the other, along the Mula-Mutha river. It began as an industrial area and is now being rebuilt as a residential one. Old factory land has freed up big sites, so projects here are larger than the nearby streets would suggest.

Both projects we list are completed apartment communities from Puravankara. Purva Silversands has 821 homes on 19.5 acres, handed over from June 2022, with 2 BHK and 3 BHK flats plus smaller Pods and Condos, from about Rs. 40 Lakhs. Purva Emerald Bay has 280 homes on 19 acres, handed over from December 2024, with Comfort and Grand versions of 2 BHK and 3 BHK flats, from about Rs. 76 Lakhs.

So starting prices range from about Rs. 40 Lakhs to Rs. 76 Lakhs. For a locality this close to both Kharadi and the centre, that is an affordable band. The Pods and Condos at Silversands give first-time buyers and investors a lower entry point.

Getting around is the strong point. Kharadi's offices are next door, and central Pune is within easy reach on the other side. Traffic on the connecting roads can build up at peak hours, so drive your route at the times you would actually travel. Check the approach road to the gate as well, since former industrial areas can have narrow access lanes.

Weigh a few points before you buy. Check each project's registration on the MahaRERA portal and ask for the occupancy certificate for your tower. On former industrial land, ask what was on the site before and whether any clean-up was needed. Flats close to the river should be checked for flooding history in heavy rain.
