Purva Emerald Bay stands in Sharad Nagar in Mundhwa, Pune 411036, with the gate on Keshav Nagar Road. Together, Mundhwa and Keshav Nagar are an expanding housing belt in east Pune, where new towers have come up beside older neighbourhoods.

Most weekday journeys will head either to Kharadi or towards Koregaon Park, both reachable by road. Each has offices, restaurants and shopping, so work, dinners out and weekend errands can all stay within this part of Pune. The developer has not published distances or drive times, so test your commute at the hour you usually travel, in both directions.

For the school run and medical visits, Mundhwa and its surroundings have schools and hospitals, though no specific names have been given for this project. List the ones your family would use and time each trip from the gate.

In an area that is still growing, construction traffic and road work can affect daily trips for a while. Walk the stretch of Keshav Nagar Road outside the entrance, check the footpaths and lighting, and find the nearest bus stop. Ask too about any new projects planned next door that might change your view or add traffic.

Purva Emerald Bay offers four plans, all quoted as built-up area. Two-bedroom homes come as Comfort (669 sq ft, Rs. 76 Lakhs onwards) and Grand (828 sq ft, Rs. 83 Lakhs onwards). Three-bedroom homes come as Comfort (1,075 sq ft, Rs. 1.2 Crore onwards) and Grand (1,308 sq ft, Rs. 1.45 Crore onwards). Carpet areas have not been published, so ask for them.

Per sq ft, the rates fall between roughly Rs. 10,000 for the 2 BHK Grand and Rs. 11,400 for the smaller two-bedroom, with the three-bedroom plans near Rs. 11,100 to Rs. 11,200. Floor and view in a 24-floor tower can move the final figure.

A finished flat in a tower with an occupancy certificate attracts no GST. Stamp duty and registration are due on every purchase in Maharashtra. Ask for a written cost sheet showing:

• Base price and the carpet area it covers
• Floor-rise and view premium
• Car parking charge and slots included
• Clubhouse, society and legal charges
• Maintenance deposit and advance
• Stamp duty and registration

Purva Emerald Bay has no RERA registration number published yet. Ask Puravankara for the MahaRERA number that covers your tower and look it up on the MahaRERA portal. The project page there shows the approved plans, carpet areas and the declared completion date.

As construction is complete, your checks are about the finished building and clear title to the land. Before paying a booking amount, collect:

• The occupancy certificate and completion certificate for your tower
• The commencement certificate and sanctioned building plan
• Title documents and a search report, reviewed by your own lawyer
• The draft agreement for sale in the MahaRERA format
• Housing society registration and the conveyance status
• The latest property tax receipt for the flat

At handover, you should get the registered agreement, a possession letter and a society share certificate. Move the property tax account and the electricity connection into your name. RERA gives you five years from possession to report structural defects, so keep the possession letter safe.

Purva Emerald Bay places three towers, the tallest at 24 floors, on 19 acres, with 280 homes sharing the facilities. Images you may have seen are as planned by the developer; since the project is finished, ask for the approved site plan and walk the grounds to see what is built.

A weekday might start with laps in the infinity pool, a session in the gymnasium or a quiet half hour on the yoga and meditation deck. The jogging track loops through landscaped gardens, and children have a play area of their own.

Weekends bring out the bigger features. There is a golf turf for practice swings and outdoor courts for games with friends. When you want to unwind, the spa offers a sauna and jacuzzi, and the games room covers a rainy afternoon.

For entertaining, the clubhouse includes a sunken bar, and a separate party area suits birthdays and family functions.

With this many facilities, the maintenance bill matters. Ask what the monthly charge is, what it covers, and whether the spa, bar or golf turf carry separate fees. Also check how many lifts serve each 24-floor tower.
