If you want a 4 BHK villa on Sarjapura Road, Ruchira Projects has one under construction. Ruchira Projects is building Ruchira Villa Feliz Villas, the one project we currently hold for the builder. It has 115 villas on 10 acres, with prices starting at about Rs. 3.16 Crore.

The builder is based in Bengaluru and has worked on apartments and villas in several parts of the city, including Whitefield, Electronic City and Hebbal. Its earlier projects are not on our list, so you will need to look them up to judge its record. Visiting one of its finished buildings is the best way to see its finish and upkeep.

Villa Feliz lists possession from 2028. Before you book, check its RERA registration and the completion date it records. Ask how the payment plan is tied to construction stages, and what the agreement says about delays. For a villa, confirm the plot area, the built-up area and any private garden in the sale agreement. Get the full cost sheet, including club, maintenance deposit, GST and utility connection charges.

Also check the approved layout plan, the land title and the conversion order. A gated villa community depends on its internal roads, drainage and water supply, so ask when each will be finished.

Every home here is a 4 BHK villa, so the project suits families who want space and a house of their own within a gated community. If you need a smaller or ready home, this project is not the right match. Buyers who can wait until 2028 get to choose from more villas while the project is still selling.
