If you are looking at larger homes near Muthanallur, Saiven Developers has a finished project there. Saiven Developers built Saiven Mulberry Groves, the one project we hold for the builder. It is a small community of 75 homes on 6 acres, all of them 4 BHK, with prices starting at about Rs. 2.5 Crore.

The group is based in Bengaluru and is run by its founders. Besides homes, it builds commercial and hospitality property, and its residential work includes Marble Arch and Windchimes. Mulberry Groves is listed with possession from March 2026.

Before you book, check the RERA registration and the occupancy certificate for the home you want. Because the project has only recently been handed over, ask which homes are ready to move into and whether any work on common areas is still pending. Ask for the full cost sheet, covering the club, parking, maintenance deposit and GST.

With so few homes, the owners' association will be small and maintenance costs are split among fewer families. Ask what the monthly charge is likely to be and what it covers.

Every home here is a 4 BHK, offered in east- and west-facing versions, some on corner plots. That makes it a fit for larger families who want room and a quieter, low-density setting. Buyers who need a smaller home will not find one here. Since the group has built elsewhere in the city, visiting one of its older projects is a good way to judge how its buildings age.
