The area is counted as part of Gachibowli, one of Hyderabad's office districts. The developer has not published distances to stations, hospitals or other landmarks, so we do not quote any here.
For an office, the approach matters more than it does for a home. Staff arrive in a wave around the same hour, cabs queue at the gate and clients need to find the entrance. Drive the route from your home and from your main client's office at the morning peak, then again in the evening, and note how long the last kilometre takes.
Two towers of 37 floors will draw a lot of traffic onto one road. Ask how many parking slots come with a 1,000 sq ft unit, where visitors park, and how the drop-off works at the entrance. Because the building is complete, you can test all of this on a normal weekday instead of relying on a site plan.
Paperwork and approvals for SAS iTower
SAS iTower has no RERA registration number published. Ask SAS Infra for it and check it on the Telangana RERA (TS-RERA) portal. An unpublished number does not prove the project was never registered, but you should see the entry yourself before any payment.
Because construction is complete, most of your checks are about a finished building. Ask for:
- The occupancy certificate for the tower your unit is in
- The approved building plan, matched against your unit
- Title documents and an encumbrance certificate for the land
- The latest property tax receipt for the unit
- A no-dues letter for maintenance if you buy from an earlier owner
- A draft sale deed
Two towers can have separate approvals and certificates, so check that each paper names your tower and floor rather than the campus in general. At registration, sign the sale deed and have the property tax record changed into your name. If you plan to lease the office, confirm the approved use covers your tenant's line of business.
Working at SAS iTower
SAS iTower spreads over 10.3 acres with two towers of 37 floors each. The developer has not published the open-space share or the unit count, so ask for the approved site plan and see how the towers, parking and shared areas divide the ground. Pictures you are shown are as planned by the developer, but here the buildings are finished, so compare them with what stands on site.
The facilities read more like a small township than an office block. A working day could start in the international gymnasium, pause for lunch at one of several food courts and end with a film at the 9-screen multiplex. Client meetings can move to the signature club, and the sky gardens give you somewhere to step out between calls.
After hours there is an infinity pool, a spa and health centre and a games room, with shopping on site for errands. All of this helps a firm keep staff happy. It also has to be paid for, so ask for the maintenance rate per sq ft, which facilities are open today, and whether any carry a separate membership or usage fee.
Office space and prices at SAS iTower
SAS iTower has published one unit: Grade A+ office space of about 1,000 sq ft, quoted as built-up area; the Grade A+ label is the developer's own. Carpet area is not published. In a large tower the loading for lobbies and corridors can be sizeable, so ask for the usable figure before comparing with other offices. If you need more room, ask whether other sizes or adjoining units are still available.
The entry price is Rs. 1.12 Crore, about Rs. 11,200 per sq ft on the published size. With 37 floors in each tower, the same size may cost more higher up, so get the price for the exact unit and floor.
