The Prestige City Mulund Overview
The Prestige City Mulund is an under-construction township project by Prestige Group in Mulund West, Mumbai. It takes in upwards of 30 acres below Yogi Hills, a ridge on the protected land of Sanjay Gandhi National Park. Homes here face either the wooded slopes or the Mumbai skyline.
The promoter on record, Prestige Mulund Realty Private Limited, releases the land in separate phases. Each phase gets its own towers, club and MahaRERA numbers, while the internal roads, open spaces and planned public buildings serve every resident.
The residential phases launched so far are these:
- Prestige Siesta: one 54-storey tower of sky lounge homes with three bedrooms on roughly 1.8 acres, now sold out
- Prestige Bellanza: six wings of 2 BHK homes, 3 BHK homes and duplexes, due for completion in 2027
- Prestige Forest Hills: the newest phase, with 3 BHK or 4 BHK homes on roughly 6.5 acres
Besides housing, the master plan keeps room for high street shops, offices, cafes, restaurants, a school, a temple and a hospital. All of these are proposals for later stages of building.

The Prestige City Mulund is reached from Agrawal Road, in the Swapna Nagari part of Yogi Hills, and its PIN code is 400080. LBS Marg and, a little farther east, the Eastern Express Highway can both be reached in a few minutes' drive, running north to Thane and south to the eastern suburbs. The planned Goregaon-Mulund Link Road should shorten the trip to the western suburbs.

Bellanza holds the two- and three-bedroom layouts and the duplexes, many of them with private sundecks. Forest Hills moves up to larger plans, beginning near 1,022 sq ft for a 3 BHK and 1,745 sq ft for a 4 BHK.
Siesta was designed around 3 BHK homes, each with a wrap-round sky lounge that can reach 450 sq ft. Detailed sizes for each phase are on its own page, and drawings go out to any buyer who asks.
The Prestige City Mulund Amenities
The Prestige City Mulund gives each phase its own club and podium rather than one central clubhouse. Bellanza has a clubhouse over five levels plus an open-air deck covering 1.8 acres, and Siesta's private club occupies the tower's 10th and 11th floors. Forest Hills is planned with a multi-level club, a sports arena and more than 50 amenities.
Across the township the facilities include:

The Prestige City Mulund Construction Status
The Prestige City Mulund is being built in stages, so each phase is at a different point. Bellanza is under construction: its first three wings are due by 30 April 2027 and the next three by 30 October 2027. Forest Hills started more recently, and its first phase should finish by 30 April 2031, with the second following on 31 July 2032.
Siesta, the first tower, has sold every home and is marked completed on MahaRERA, against a revised completion date of 30 June 2025. We are still confirming its occupancy certificate with Prestige Group. The school, hospital, temple and retail parts of the township remain at the proposal stage.
