Abhee Kings Court stands at survey number 109/1 at Chembenahalli village, on the road that runs from Sarjapur to Marathahalli, close to Dommasandra Circle, pincode 562125. That road is the axis of your week. Head one way and you reach Marathahalli and the Outer Ring Road, the route most IT commuters will take. Head the other way and you reach Dommasandra, Sarjapur town and Varthur, where much of the area's shopping and schooling is.

The developer has not published distances or drive times to any office, school, hospital or station, so treat any figure from a sales executive as unverified. Drive from the gate to your workplace at the hour you would really leave, then come back in the evening. Dommasandra Circle is a busy junction, so see how long it takes to get through it at peak time.

Because the project is complete and people already live here, you can ask them. Find out where residents buy groceries, which school buses stop nearby, how the road behaves in the monsoon and where the nearest bus stop is. The retail spaces planned inside the project cover small errands, and with only 116 homes the gate will not create the traffic a township does.

Abhee Kings Court offers five plans, all quoted as built-up area. The single 2 BHK is about 1,255 sq ft and opens at Rs. 75 Lakhs. The smallest 3 BHK is about 1,530 sq ft, opening at Rs. 91 Lakhs. Three larger 3 BHK plans, about 1,720, 1,735 and 1,745 sq ft, open at Rs. 1.03 Crore, Rs. 1.04 Crore and Rs. 1.04 Crore. Carpet areas have not been published, so ask for them and measure the rooms on your visit, which a finished flat lets you do.

Every plan works out to about Rs. 6,000 per sq ft. Across nine floors the floor-rise charge will be small compared with a high-rise, but facing and position still matter, so ask for a unit-wise price list.

The homes are complete and handover began in June 2026. If your tower holds its occupancy certificate, no GST is charged; if the certificate is still pending, GST applies to the construction portion, so ask which it is. Stamp duty and registration are payable on the full sale value in every case. Ask for a cost sheet that shows:

• Base price and the built-up area it covers, with the carpet area alongside
• Facing or position premium for your unit
• Car parking and the number of bays
• Clubhouse membership, maintenance deposit and corpus fund
• GST, if any, as its own line
• Stamp duty and registration at current Karnataka rates

Abhee Kings Court has no RERA registration number on record yet. Ask Abhee Ventures for it and look it up on the Karnataka RERA website (rera.karnataka.gov.in). For a project that has been completed, the entry tells you the sanctioned plan, the declared completion date and whether any complaints were filed, which is useful context before you buy.

Because the flats are finished, the papers that matter most are the ones that prove the building is legally complete. Ask for:

• The occupancy certificate for your tower
• The sanctioned building plan, so you can compare the built flat with what was approved
• Title documents and the mother deed for the 1.8 acres at survey number 109/1
• An encumbrance certificate for the land
• Khata for the property and the latest property tax receipt
• A draft sale deed, since a completed flat registers on a sale deed rather than an agreement for sale

If the occupancy certificate has not been issued for your tower, ask why and treat the purchase as an under-construction one until it is. In that case you sign an agreement for sale with a handover date and a payment schedule, and you take the keys only once the certificate arrives. At handover, register the sale deed and move the khata into your name. A lawyer's title opinion is worth its fee on a purchase near Rs. 1 Crore.

Abhee Kings Court stands on 1.8 acres with two nine-floor towers and the shared spaces laid out between them, all of it built. Since the project is complete, you do not have to read a render; walk the ground. Note where your flat is in relation to the clubhouse, the pool and the gate, and whether your balcony looks over the gardens or at the other tower.

A morning here could begin on the jogging and skating track, then a session in the gymnasium or a few laps in the swimming pool before work. The meditation and yoga deck is the quiet corner for early risers. Children have a play area, and the multipurpose sports court takes the evening games. The indoor games zone is where everyone ends up in the rains.

Weekends bring the barbecue zone and its seating into use, and the party area handles birthdays and festivals without anyone booking a hall outside. The landscaped gardens give you somewhere green, and the retail spaces at the gate cover the errands. With 116 households paying for all of this, ask the residents' association or the developer for the current maintenance charge and what it covers. Check, too, that every facility on the list is open and in use today.
