Abhee Riviera Royale

Abhee Riviera Royale stands in VGP Layout in Kudlu, pincode 560068, on the south-eastern side of Bengaluru with HSR Layout as the neighbouring locality. In practice, HSR Layout's schools, hospitals and shops become your everyday errands. The roads towards Hosur Road, Electronic City and the ring road are the ones you will drive most. The developer has not published distances or travel times to any of them, so we do not quote figures here.

Test the commute yourself rather than trusting a map. Drive from the site to your workplace at the hour you would actually leave, then do the return leg in the evening. The roads between Kudlu and the ring road behave very differently at 9 am and 7 pm. If you work at Electronic City, try the Hosur Road approach as well.

Kudlu is a settled pocket rather than a new corridor, so the daily conveniences exist already. Walk the lanes around Survey No. 22 to judge road width, the state of the approach and how the site drains after rain. With 96 homes across three blocks, ask how many cars the layout allows for and where visitors park, since a low-rise street can fill up quickly.

Abhee Riviera Royale offers ten plans, all quoted as built-up area; carpet areas have not been published, so request them. Two-bedroom, two-bathroom homes come in about 1,205 and 1,300 sq ft, from Rs. 1.13 Crore and Rs. 1.21 Crore. Three bedrooms with two bathrooms measure about 1,505, 1,550 and 1,565 sq ft, from Rs. 1.39, 1.43 and 1.45 Crore. Three bedrooms with three bathrooms run about 1,720, 1,770, 1,795, 1,800 and 1,875 sq ft, from Rs. 1.59 Crore up to Rs. 1.74 Crore.

On the smallest plan the rate is about Rs. 9,400 per sq ft; on the largest it is about Rs. 9,300. That flat rate across sizes suggests these are base prices before floor and facing premiums, so ask which floor each quoted figure applies to.

What you pay on top depends on the stage question. If your block already holds its occupancy certificate there is no GST; if it is still being finished, GST applies to the construction portion. Stamp duty and registration are payable either way. Ask for a cost sheet that lists:

• Base rate and the area it is charged on
• Floor and facing premiums for the exact unit
• Car parking and the number of bays included
• Clubhouse membership and the maintenance deposit
• GST, if it applies, as a separate line
• Stamp duty and registration on the full consideration

Abhee Riviera Royale does not yet show a published RERA registration number. Ask Abhee Ventures for it and check the entry on the Karnataka RERA website (rera.karnataka.gov.in). The entry lists the promoter's declared completion date, which is the cleanest way to reconcile a ready-to-move label with a February 2027 possession date. If the developer says the project is exempt from registration, ask for the reason in writing.

Your next question is whether your block has an occupancy certificate. If it does, ask for:

• The occupancy certificate for your block
• The sanctioned building plan showing your unit
• Khata and the latest property tax receipt
• Title documents and an encumbrance certificate for Survey No. 22
• A draft sale deed, since a finished home registers on a sale deed rather than an agreement to sell

If the block is not yet certified, you are buying under construction. Then the documents to hold are the RERA certificate, the approved plan and an agreement for sale that fixes the handover date and the milestone-linked payment schedule. Add a written commitment on when the occupancy certificate will be applied for. At handover, take the sale deed and get the khata transferred into your name.

Abhee Riviera Royale is planned as three three-storey blocks on 1.75 acres, with the shared facilities in the ground between them. The developer has not stated how much of the plot stays open, so ask for the sanctioned site plan and see where the blocks, the pool and the gardens fall. Any picture you are shown is a render as planned by the developer unless the sales team confirms that space is built and in use.

A weekday here might begin on the jogging track, then move to the gym, then to a swim before work. If you are not driving to an office, the co-working space gives you a desk away from the flat, which in a 1,205 sq ft home is worth more than it sounds. Children have their own play areas and the sports courts once school lets out.

Evenings and weekends turn to the landscaped gardens, the meditation and yoga zone and the indoor games area. Larger family occasions go to the party hall, and the amphitheatre is the spot for a community screening or a festival evening. With 96 households sharing all this, the facilities will be quieter than in a 500-home township, but the maintenance bill is split fewer ways. Ask which facilities are finished today and which follow the last block's handover.
