The road you would use most is the one running from Yelahanka towards Kempegowda International Airport, so frequent flyers and airport-area staff get the short end of that journey. The 980-acre Aerospace Park is in this region as well, which matters if your work is in aviation or defence manufacturing.

For everything else, Yelahanka is the anchor. Yelahanka New Town, Satellite Town and Jakkur are the neighbouring areas, with Chikballapur further north. Yelahanka is served by road and rail, which gives you a train option into the city that most outer suburbs lack. Pidilite Industries and Ranflex Industries are among the employers with units in the area.

The developer has not published any distances or travel times, so measure the journeys that shape your week. Drive to your office at 8.30 am and back at 6.30 pm, time the run to the airport, and check how long the school bus takes. A villa on 80 acres gives you space, but it also means most errands begin with a car, so ask about the nearest grocery and clinic on your visit.

Adarsh Palm Acres offers one villa type, the 4 BHK Palm Emerald, about 3,750 sq ft of built-up area over two floors. Carpet area has not been published, so ask for it. The specification names other variants, Palm Aqua, Palm Azure and Palm Zaffre, but only the Emerald is listed for sale; ask whether the others come up through resale.

The starting price is Rs. 3.55 Crore, about Rs. 9,500 per sq ft on built-up area. In an estate occupied since 2021, plot position, garden size and the villa's condition will move that figure. Ask whether the villa you are shown is unsold developer stock or a resale, since the seller, the paperwork and the negotiating room differ.

Inside, the specification lists an 11 ft floor-to-floor height, imported marble in the main living rooms, engineered wood in the bedrooms and UPVC windows. The Emerald gets a 10 kW supply, air-conditioning provision in the main rooms, full backup and a solar water-heating provision. Sewage and water treatment plants and rainwater harvesting serve the estate.

No GST applies to a completed villa with an occupancy certificate; stamp duty and registration apply on the full value. Ask for a cost sheet that shows:

• The villa price and the built-up and plot areas it is based on
• Any premium for the plot position or garden size
• Clubhouse membership and the maintenance deposit
• Outstanding maintenance or tax dues, if buying from a resident
• Stamp duty and registration on the full consideration

Adarsh Palm Acres has no RERA registration number published by the developer for this estate. What is on file is a BBMP/BDA approval. Ask Adarsh Developers for the RERA number and look it up on the Karnataka RERA website (rera.karnataka.gov.in); if the project predates registration, ask for that in writing too. Either way, do not rely on the approval line alone.

Because the villas were handed over from September 2021, the documents that matter are the ones that prove the home is complete and legally yours to occupy. Ask for:

• The occupancy certificate covering your villa
• The sanctioned plan showing the villa, its two floors and its setbacks
• Title documents and an encumbrance certificate for the 80-acre estate and for your plot
• The layout approval and the land conversion order for the estate
• The khata in the current owner's name and the latest property tax receipt
• A no-dues letter from the owners' association if you are buying from a resident

A completed villa registers on a sale deed, not an agreement to sell. After registration, get the khata transferred to your name and the electricity and water connections moved over. If a bank is lending, it will want the same set, so collect it once and share it.

The developer has not published the share of the estate kept open, so ask for the approved layout and walk it. Unlike a project on paper, everything here is built and can be seen on the day you visit. Any renders you are shown are as planned by the developer; the estate itself is the better guide.

Children have a play area and the sports courts; the library and the indoor games room, with billiards, cover a wet afternoon.

Evenings gather at the clubhouse, the cafeteria or the restaurant, and the amphitheatre and party areas host the larger occasions, with a community hall for meetings and functions. The landscaped gardens are the everyday backdrop. Because these facilities have been in use since 2021, ask the owners' association what the monthly maintenance is and what the sinking fund holds.
