Adroit Prosper

Adroit Prosper stands at Survey Numbers 80/7A and 80/7B in Thalambur village, Thiruporur taluk, pincode 600130. The area was once part of Kanchipuram district and is now in Chengalpattu district. That change matters for paperwork, because older documents may name the old district while the current offices belong to the new one.

The developer has not published distances to offices, schools, hospitals or stations, so none are quoted here. What a finished project does give you is the chance to judge the neighbourhood as it is today, not as a plan. Drive from the gate to your workplace at your usual hour, then make the return trip in the evening and note where traffic builds.

With 573 homes behind one boundary, the approach road and the main gate carry real traffic at school and office hours. Ask how many parking bays come with each flat and where visitors park. Look for the nearest grocery store, pharmacy and clinic, and ask residents how easy it is to find a bus or a cab late in the evening.

Adroit Prosper has only two-bedroom flats, offered in seven plans quoted as built-up area. Carpet areas have not been published, so ask for them. The plans and their published starting prices are:

• About 1,011 sq ft, from Rs. 47.9 Lakhs
• About 1,026 sq ft, from Rs. 48.2 Lakhs
• About 1,032 sq ft, from Rs. 48.4 Lakhs
• About 1,054 sq ft, from Rs. 48.0 Lakhs

That puts the rate at about Rs. 4,500 to Rs. 4,700 per sq ft. Since the building is complete, no GST applies once the completion certificate is in place; stamp duty and registration are always payable. Ask for a cost sheet that shows:

• Base price and the area it is charged on
• Floor and facing premiums, if any
• Car parking and the number of bays
• Maintenance deposit and the monthly charge
• Stamp duty and registration on the full value

Adroit Prosper has no RERA registration number on public record for this project. Ask Adroit Urban Developers, or the owner if you are buying resale, for the number and check it on the TNRERA portal of Tamil Nadu. The entry shows the promoter, the approved plan and the declared completion date.

Because the flats are finished, your checks are those of a completed home, not a building under way. Ask to see:

• The completion or occupancy certificate for your block
• The approved building plan showing your flat
• Title documents for the land and an encumbrance certificate
• The latest property tax receipt for the flat
• A draft sale deed stating your undivided share of the land

The move from Kanchipuram to Chengalpattu district means some older papers name the old district. Make sure the survey numbers 80/7A and 80/7B match across the title deed, the approved plan and the sale deed. On a resale, also ask for the seller's own sale deed and a no-dues letter from the association. At registration, take the sale deed in your name and transfer the property tax account to yourself.

Adroit Prosper is laid out as four blocks of ten floors on 4.62 acres, with 573 households sharing the grounds. The developer has not published the share of land left open, so walk the site and see how much space lies between the blocks. Any images you are shown are renders as planned by the developer; here you can compare them with what was actually built.

A weekday could start with a run on the jogging trail or a session in the gymnasium, followed by the steam room. Children have a play and learning area of their own, and the multi-play courts take over once school is done. The swimming pool and the clubhouse are the natural meeting places for families in the evening.

For rainy days there is an indoor room, an activity area and an entertainment room. Birthdays and family functions go to the party hall, and the convenience store inside the gate saves a trip out for milk or bread. Because the project is completed, ask the association which of these facilities are open, how they are booked and what the maintenance charge covers.
