Alembic Cloud Forest

Alembic Cloud Forest stands at 229A, 5th Main Road in Maithri Layout, Kadugodi, pincode 560066. Kadugodi is on the eastern edge of the Whitefield belt, and the developer places the site close to Hope Farm. The IT parks of Whitefield, including ITPL, are reached by road from here; the developer has not published a distance or a drive time, so test the route to your own office at your usual hour.

Day to day, the plan includes commercial spaces inside the development, which should cover groceries and small errands without leaving the gate once they open. Whitefield's schools and hospitals are spread across the locality, so the school run and the clinic visit will depend on which side of the belt you use. Ask the sales team for the nearest ones and drive to them yourself.

A development of 1,330 homes will add a lot of cars to a 5th Main Road in a layout, so look hard at the approach. Walk from the plot to the nearest main road, check the width of the lanes and see how the junctions behave in the evening. Ask how many entry gates are planned and whether the road outside will be widened before handover.

Alembic Cloud Forest lists six layouts, all as built-up area. The two-bedroom homes are about 1,337 and 1,418 sq ft. The three-bedroom homes are about 1,763 and 1,915 sq ft. A 3.5 BHK of about 2,100 sq ft adds a half-room that works as a study, and the four-bedroom home is about 2,670 sq ft. Carpet areas have not been published, so ask for them for the unit you like.

Starting prices rise with size: Rs. 2.07 Crore and Rs. 2.19 Crore for the two 2 BHK plans, Rs. 2.73 Crore and Rs. 2.96 Crore for the 3 BHKs, Rs. 3.25 Crore for the 3.5 BHK and Rs. 4.13 Crore for the 4 BHK. On the smallest plan that is about Rs. 15,500 per sq ft, and the largest plan lands at almost the same rate. In a 34-floor tower the same plan on a high floor costs more, so insist on a unit-by-unit price list.

The project is under construction, so GST applies on the construction value. Stamp duty and registration in Karnataka are charged on the agreement value at every purchase. Ask for a cost sheet that shows:

• Base price per sq ft and the area it is charged on
• Floor-rise and facing premiums for your unit
• Car parking, with the number of bays included
• Clubhouse membership and maintenance deposit
• GST as its own line
• Stamp duty and registration
• The construction-linked payment schedule with dates

Alembic Cloud Forest does not yet show a RERA registration number from the developer. Ask Alembic Real Estate for it and check the entry on the Karnataka RERA website (rera.karnataka.gov.in) before you pay a booking amount. The entry shows the declared completion date, the sanctioned number of units and the land area, which will also settle the question of whether 90 acres is the whole township or this phase.

Because the project is under construction, you are buying on a promise backed by documents. Before booking, ask for:

• The Karnataka RERA registration certificate for this phase
• The sanctioned building plan and commencement certificate
• Parent title documents for the land and a current encumbrance certificate
• The land conversion order, if the plot was once agricultural
• A draft agreement for sale in the RERA format, with the handover date
• A cost sheet for your unit with GST, parking and deposits shown separately

Keep every construction-linked payment tied to a certified stage of work, not to a calendar date. At handover, ask for the occupancy certificate for your tower, register the sale deed, and then move the khata into your name and get the first property tax assessment.

Alembic Cloud Forest is planned as three 34-floor towers holding 1,330 homes, with the shared facilities laid out between them. The developer quotes 90 acres for the site, far more than three towers need. Ask for the sanctioned site plan and find out how much of that land belongs to this phase. The developer has not published the open-space share. Everything you are shown at this stage is a render, as planned by the developer, not a built space.

A morning could start on the yoga deck, move to the gymnasium or the health club, and end with a swim. Runners and cyclists get a dedicated track around the grounds, and the sports courts are there for an evening game. Parents with small children have a play area and a creche, which matters in a household where both adults work.

Evenings and weekends belong to the landscaped gardens, the amphitheatre and, for anyone with a dog, the pet park. The indoor games area and the multipurpose party hall cover rainy days and family functions. With 1,330 households, ask how many lifts serve each tower, how many homes share a floor, and which facilities open with the first tower rather than the last.
