Alliance Humming Gardens stands at Survey No. 1373/2B4 and 2B5 at Thayyur, on Old Mahabalipuram Road near Kelambakkam, pincode 603103. The developer has not published distances to offices, schools, hospitals or stations, so none are quoted here.

A villa this far along OMR changes how you plan a day. Most errands will need a car or a two-wheeler, and the commute depends on how the road moves at your hour. Drive from the gate to your workplace on a weekday morning, then make the return trip in the evening peak, and note how long each takes.

Inside a 27-acre community, the walk from your villa to the gate, the clubhouse or the shops can be several minutes. Ask where the villa you like stands in the layout, whether its road carries through traffic, and how far the nearest bus stop is from the entrance. Look for a pharmacy, a clinic and a school on your own route. If you rely on cabs, test how long one takes to reach the gate late in the evening.

Alliance Humming Gardens offers four villa formats, with sizes quoted as built-up area; plot sizes and carpet areas have not been published, so ask for both. The formats and their starting prices are:

• Daisy, 2 BHK row villa: about 1,270 sq ft, from Rs. 79.5 Lakhs
• Fern, 3 BHK row villa: about 1,376 sq ft, from Rs. 86.5 Lakhs
• Marigold, 3 BHK independent villa: about 1,643 sq ft, from Rs. 1.20 Crore
• Sunflower, 4 BHK independent villa: about 1,896 sq ft, from Rs. 1.39 Crore

That puts the row villas at about Rs. 6,300 per sq ft and the independent ones at about Rs. 7,300. The project is complete, so no GST applies once the villa has its completion certificate. Stamp duty and registration are payable on the land and the house together. Ask for a cost sheet that lists:

• The plot area and the built-up area of your villa
• Premiums for corner, park-facing or wider-road plots
• Clubhouse membership and the maintenance deposit
• Stamp duty and registration on the full value

Alliance Humming Gardens does not yet show a published RERA number. Ask Urbanrise for it and check the entry on the TNRERA portal of Tamil Nadu, which shows the promoter, the approved plan and the declared completion date.

Since the villas are finished, you are buying a completed home, and the land under it matters as much as the building. Ask for copies of:

• The completion or occupancy certificate for your villa
• The approved layout and building plan showing your plot
• Title deeds for the land and an encumbrance certificate
• Patta for the land and the latest property tax receipt
• A draft sale deed naming the plot area and the built-up area

Make sure the survey numbers 1373/2B4 and 2B5 match across the title, the layout plan and the draft deed. For an independent villa, check that the plot boundary on paper matches the boundary on the ground. If the villa is a resale, add the seller's own sale deed and a no-dues letter from the association. After registration, have the patta, tax and electricity accounts moved into your name.

Alliance Humming Gardens spreads 716 villas across 27 acres, with row villas and independent villas set along internal roads inside one boundary wall. The share of land kept open has not been published, so walk the layout and see how the homes, roads and gardens divide the ground. A morning could begin on the jogging track or in the gymnasium, followed by a swim in the pool. Children have a play area and outdoor courts after school, and the activity area keeps them busy at weekends. Residents who like to grow things have organic gardens to tend, a rare feature in a gated community.

The clubhouse and indoor games room cover rainy afternoons, and the party area takes family functions. Retail stores inside the gate handle small shopping, and a health centre is part of the plan. Ask the association which of these are open and staffed today, what the maintenance charge per villa is, and how the organic garden plots are shared.
