Amberstone Codename Lake One stands on Anjanapura 80 Feet Road, in Anjanapura 2nd Block, pincode 560109. Anjanapura is the belt directly below JP Nagar on the city's south side, a planned layout that has filled in over the years with mid-rise and high-rise blocks. The developer says the roads run through to JP Nagar, to Kanakapura Road and to Bannerghatta Road, but has not published a distance or a drive time to any of them.

So test the journeys yourself. If your office is towards Electronic City, Bannerghatta Road or the Kanakapura Road metro line, drive from the plot at your usual start time and again on the way home. An 80-foot road is a wide one for a layout, which should help with the daily exit, but check how it behaves at the junctions with the main roads at peak hour.

Construction is in progress, so GST is charged on the construction value. Stamp duty and registration in Karnataka apply on the agreement value at every purchase. Ask for a cost sheet that shows:

• Floor-rise and facing premium for your unit
• Car parking, with the number of bays included
• Clubhouse membership and maintenance deposit
• Electricity, water and sewage connection charges
• GST as its own line
• Stamp duty and registration
• The construction-linked payment schedule with stage dates

Amberstone Codename Lake One shows no RERA registration number for this project. Ask Amberstone Properties for it and check the entry on the Karnataka RERA website (rera.karnataka.gov.in) before paying a booking amount. The entry fixes the sanctioned unit count, the land area and the completion date the promoter has committed to, which is the date that counts if handover slips past December 2028.

A codename usually means the project was marketed before its final name and registration. Make sure the RERA entry you are shown names this site on Anjanapura 80 Feet Road and not another of the developer's projects. Before booking, ask for:

• The Karnataka RERA registration certificate for this project
• The sanctioned building plan and the commencement certificate
• Parent title documents for the 2.2 acres and a current encumbrance certificate
• The land conversion order, if the plot was once agricultural
• A draft agreement for sale in the RERA format, with the handover date
• A cost sheet for your unit with GST, parking and deposits shown separately

Keep every payment tied to a certified stage of construction rather than a calendar date. At handover, ask for the occupancy certificate for your block, register the sale deed, then move the khata into your name and get the first property tax assessment.

Amberstone Codename Lake One is planned as three blocks of 22 floors on 2.2 acres, with 194 homes between them and the shared facilities fitted into the ground between the towers. The developer has not published the open-space share, so ask for the sanctioned site plan and see how much of the plot is left for gardens once the three footprints and the driveways are in. Every image at this stage is a render, as planned by the developer.

A morning here could begin in the gymnasium or the health club, followed by a swim in the pool. The activity and yoga area gives you a quieter start, and the jogging track loops the grounds for a run before work. Children have a play area, and the multipurpose sports courts take an evening game of badminton or basketball once school is done.

Evenings gather in the landscaped gardens and the clubhouse, where the indoor games room covers a rainy weekend and the party area takes birthdays and family functions. The retail spaces at the edge of the community are for milk, bread and small errands. With 194 households, ask how many lifts each block has and how many homes share a floor, since a 22-floor block lives or dies by its lifts. Also ask which facilities open with the first block and which arrive last.
