Ambience Park View

Ambience Park View stands in Jayabheri Enclave, a residential pocket of Gachibowli, pincode 500032. Gachibowli is one of west Hyderabad's main office and housing hubs, so for many residents the working day starts close to home rather than across the city.

HITEC City, the Financial District and Kondapur are all within driving range. The developer has not published distances or drive times, and none are quoted here. The best test is your own: leave the gate at your usual hour, drive to the office, and make the return trip in the evening, when the roads around the tech parks tend to fill.

Life outside work is well served. Schools, hospitals, restaurants and shopping are spread across Gachibowli and the localities next to it, and the project adds its own commercial block for quick errands. Families should ask current residents which schools and clinics they use, then check how long those trips take on a weekday morning.

Because the towers are finished, you can also judge the street itself. Visit once in daylight and once after dark, and note parking on the approach road and noise from the surrounding lanes.

Ambience Park View offers six plans, all three bedrooms, quoted as built-up area. The compact plan measures roughly 1,725 sq ft and is priced from Rs. 1.64 Crore, about Rs. 9,500 per sq ft. The other five are almost the same size:

• Roughly 2,121 sq ft, from Rs. 2 Crore
• Roughly 2,126, 2,128 and 2,132 sq ft, each from Rs. 2.01 Crore
• Roughly 2,168 sq ft, from Rs. 2.04 Crore

On the larger plans the rate is near Rs. 9,400 per sq ft. With so little difference in size, compare room shapes, balconies and the view from each facing rather than the area figure. Carpet areas have not been published; ask for them.

A completed home with an occupancy certificate is free of GST. Stamp duty and registration are payable on the sale deed. Ask for a cost sheet that shows:

• Base price with built-up and carpet area
• Floor-rise charge in a 21-floor tower
• Car parking and number of bays
• Clubhouse fee and maintenance deposit
• Stamp duty and registration

Ambience Park View has no RERA registration number published by the developer. Ask Koncept Ambience whether it is registered and check any number you receive on the TS-RERA portal, Telangana's RERA website. The entry would show the approved plans and the completion date the developer declared.

Since the towers are finished and handovers run from December 2025, the documents to ask for are those of a completed building:

• The occupancy certificate for your tower
• The sanctioned building plan showing your flat
• Title documents for the 4.43 acres and a recent encumbrance certificate
• Property tax assessment for the flat, once issued
• A draft sale deed stating the flat area, parking and share of land

If the occupancy certificate for your tower is still awaited, treat the deal as an under-construction purchase: ask for a written date, an agreement for sale and the GST position. At handover, register the sale deed, collect the originals and move the tax and electricity accounts into your name.

Ambience Park View has two 21-floor towers on 4.43 acres, sharing a three-level clubhouse, sports courts and landscaped gardens among 246 households. The buildings are complete, so you can walk the grounds rather than rely on renders.

A morning could start on the jogging track or in the gym, followed by laps in the pool. Children have a play area and a skating rink, and the sports courts take over after school. When it is too hot outside, the games room is the fallback.

Evenings have more choice than most projects this size. There is a mini theatre for a film night and an amphitheatre for community events. The spa and salon save a trip out, and the banquet area handles birthdays and family functions. Small errands can go to the commercial block on site.

With these facilities complete, the useful questions are about running them. Ask the residents' association for the monthly maintenance charge, which facilities cost extra to book, and how the clubhouse is staffed. Chat with a couple of residents on your visit about lift waits and upkeep.
