Artismo Millionaire Tower stands on the main road at Chikkajala in north Bengaluru, on the corridor that runs from Yelahanka out to Kempegowda International Airport. The airport is the reason most buyers look here, and Yelahanka and Devanahalli are the nearest centres in each direction; Hebbal and the city centre are further down the same road towards the south. The developer has not published a distance or drive time to any of these, so none are given here.

A corridor address makes for a particular kind of day. The road outside is the same one the airport traffic uses, which means a fast run at some hours and a slow one at others, so drive it at the times you would actually travel. Ask the sales team where the nearest school, hospital and market are, since the developer names none, and go and look at them rather than taking a list on trust.

Inside the compound the developer plans a commercial tower and a creche, which for a young family could remove two of the daily journeys altogether. Ask what is committed to the commercial tower and when it opens, because a shop that exists on a render does not carry groceries. Check the gate too: 256 homes on a main road need a safe turn-in, and a service lane or signal matters more here than in a quiet lane.

Artismo Millionaire Tower publishes eight layouts, all in built-up area; carpet areas have not been released, so ask for them. The 2.5 BHK, a two-bedroom plan with a small third room, comes in about 1,260 sq ft from Rs. 1.75 Crore and about 1,462 sq ft from Rs. 2.0 Crore. The 3 BHK comes in six sizes: about 1,550, 1,582 and 1,605 sq ft from Rs. 2.14 Crore, Rs. 2.17 Crore and Rs. 2.21 Crore, and about 1,815, 1,842 and 1,880 sq ft from Rs. 2.48 Crore, Rs. 2.51 Crore and Rs. 2.58 Crore.

Price divided by size gives about Rs. 13,900 per sq ft on the smallest home and about Rs. 13,700 on the largest. Higher floors and preferred facings in a 19-floor tower cost more than the starting figures, so ask for unit-wise pricing.

Because construction is ongoing, GST is charged on the construction portion and the purchase runs on an agreement for sale with milestone payments. Stamp duty and registration are due at registration. Ask for a cost sheet that shows:

• Base rate and the area it is charged on
• Floor-rise and facing premiums for the unit quoted
• Car parking and the number of bays
• Clubhouse and maintenance deposits, plus the estimated monthly charge
• GST as its own line
• Stamp duty and registration on the full consideration
• The milestone schedule with dates tied to construction stages

Artismo Millionaire Tower is covered by Karnataka RERA registration PRM/KA/RERA/1251/472/PR/200224/006640. Look it up on the state portal at rera.karnataka.gov.in before you pay anything. The entry shows the promoter's declared completion date, which is the figure to hold the 2029 handover against. It also carries the sanctioned plan and the quarterly progress reports the developer must file.

This is an under-construction purchase, so the documents to collect at booking are:

• The RERA registration certificate
• The sanctioned building plan with your tower, floor and unit marked
• Title documents and an encumbrance certificate for the 5-acre parcel
• The commencement certificate
• An agreement for sale that states the handover date, the milestone schedule and the penalty for delay
• The specification sheet and the amenity list, attached to the agreement

Pay each instalment against a certified construction milestone, not a calendar date, and keep the receipts. At handover, ask to see the occupancy certificate for your tower before you take the keys, then complete the sale deed and have the khata transferred into your name. If the commercial tower, the clubhouse or the pool are unfinished at that point, get a written date for each.

Artismo Millionaire Tower is planned as four residential towers of 19 floors and a commercial tower on 5 acres, with 256 homes between the four. Where the commercial building stands relative to the homes decides whether it is a convenience or a source of noise and traffic, so ask for the sanctioned layout and see for yourself. The open-space share has not been published. Every image of the grounds is a render as planned by the developer, since the project is still being built.

A weekday might begin on the jogging track, then a session in the gymnasium or the meditation and yoga area, before the creche takes the youngest child and the office takes you. Children have a play area, and there are badminton courts for the evening. The pool is for the hot months, and the landscaped gardens are the everyday walk. The pet park is the unusual entry here: if you own a dog, it means a walk that does not leave the gate.

Weekends bring out the clubhouse and its indoor games zone, and the banquet hall takes the larger family occasions. The commercial tower, once open, is where the errands go. With 256 households in four towers, ask how many lifts each tower has and what the maintenance charge is estimated at. Ask too which facilities will be finished by handover in 2029 and which will follow it.
