ASBL Spire

ASBL Spire stands in Kokapet village, Gandipet mandal, pincode 500089, on the western side of Hyderabad. Kokapet has filled with high-rise housing over recent years, so expect construction and new towers around you for some time. The developer has not published distances to offices, schools or hospitals, so we do not quote any.

Most residents here drive to the Financial District or Gachibowli, and the ring road is close for longer trips across the city. Traffic in this belt is heavy at office hours, so drive your own route at your usual time and time the return leg too. Narsingi and Neopolis are the neighbouring areas for markets, schools and clinics.

Since the tower is finished, you can study the real surroundings rather than a promise. Visit on a weekday morning and a weekend evening, and note the road noise and the state of the approach. Ask how many parking bays come with the flat, where guests park and whether any big construction is planned next door.

ASBL Spire has two plans, both 3 BHK and both quoted as built-up area. The first is about 1,905 sq ft and costs from Rs. 1.37 Crore. The second is about 2,120 sq ft and costs from Rs. 1.52 Crore. The extra 215 sq ft or so adds about Rs. 15 Lakhs at the opening prices. Carpet areas have not been published.

Both plans come to about Rs. 7,200 per sq ft. These are starting prices, so a higher floor or a better view in a 35-storey tower will add to them. A finished flat with its occupancy certificate carries no GST, but stamp duty and registration apply. Ask for a cost sheet that shows:

• Base price and the area it is charged on
• Carpet area of the exact flat
• Floor-rise or view premium, if any
• Car parking and clubhouse charges
• Maintenance deposit and any unpaid dues
• Stamp duty and registration on the full value

ASBL Spire shows no RERA registration number for this project. Ask ASBL Ashoka Builders for it and look it up on the Telangana RERA portal (TS-RERA), which also shows the approved plan and the plot area the tower was built on.

For a ready home, ask for:

• The occupancy certificate for the tower
• The sanctioned building plan with your flat marked
• Title deeds and an encumbrance certificate for the land in Kokapet village
• The latest property tax receipt and a statement of any dues
• A draft sale deed for your review

If you are buying from an earlier owner, add their registered sale deed, their loan closure letter if the flat was mortgaged, and a no-dues letter from the association. At registration, the sale deed goes in your name and the property tax assessment should be moved to you. Keep copies of every paper for your loan file and a future sale.

ASBL Spire has one 35-floor tower, ringed by gardens and outdoor courts, with a clubhouse of 27,000 sq ft. The developer has not published the plot size or the open-space share. Since the project is complete, walk the grounds to see how much green area there really is.

A morning could start on the jogging track, in the gym or in the fitness studio, then a swim before work. Children have a kids' play area and the outdoor courts after school, and the games room covers rainy days. The retail spaces inside the gates may cover some daily needs; ask which shops are actually open today.

Weekends bring the amphitheatre for community events, the party area for birthdays and the landscaped gardens for an unhurried evening walk. A single tower of 393 homes tends to build a close resident group. Talk to a few owners about how the association works, what the monthly maintenance costs and whether all nine lifts keep running smoothly.
