ASBL Springs

ASBL Springs stands in Pocharam, pincode 500088, on the eastern side of Hyderabad. The developer has not published a street, landmarks or distances to offices, schools, stations or hospitals for the site, so we do not quote any. The good news is that the towers are built, so you can judge the location in person.

Start with your own commute. Drive from the gate to your workplace at the hour you normally leave, then make the return trip in the evening, which is often slower. If children will travel to school, time that route too, and check where the nearest clinic and pharmacy are.

Then look at the approach road and the neighbourhood. Visit once on a weekday morning and once on a weekend, and notice traffic, noise and street lighting after dark. Ask how many parking bays come with the flat and where guests park. Speak to a couple of residents about buses, autos and cab availability, since that shapes daily life far more than a map does.

ASBL Springs offers a choice between two plans, both quoted as built-up area and both offered in each tower. The 2 BHK measures about 1,210 sq ft and starts at Rs. 73.9 Lakhs. The 3 BHK measures about 1,475 sq ft and starts at Rs. 88.8 Lakhs. Moving up to the third bedroom adds about 265 sq ft for roughly Rs. 14.9 Lakhs.

That puts the 2 BHK at about Rs. 6,100 per sq ft and the 3 BHK at about Rs. 6,000. These are opening figures, so ask how floor and facing change them. A ready flat with its occupancy certificate carries no GST; stamp duty and registration apply to every sale. Carpet areas have not been published. Ask for a cost sheet that lists:

• Base price and the area it is charged on
• Carpet area of the exact flat
• Floor or facing premium, if any
• Car parking and clubhouse charges
• Maintenance deposit and any unpaid dues
• Stamp duty and registration on the full value

ASBL Springs does not yet show a published RERA registration number. Ask ASBL Ashoka Builders for it and look it up on the Telangana RERA portal (TS-RERA), where the approved plan for the two towers should also be listed.

For a completed flat, collect these before you pay a token:

• The occupancy certificate for your tower
• The sanctioned building plan with your unit marked
• Title deeds and an encumbrance certificate for the 4.11 acres
• The latest property tax receipt and a note of any dues
• A draft sale deed to review with your lawyer

When the seller is an earlier owner, also ask for their registered sale deed, a loan closure letter if the flat was mortgaged, and a no-dues letter from the association. After registration, the sale deed will be in your name, and the property tax assessment should be moved to you too. Keep copies for your bank and any later sale.

ASBL Springs has two 14-floor towers on 4.11 acres, with a clubhouse, outdoor courts and gardens shared by 478 households. The developer has not published the open-space share. As the project is finished, walk the grounds to see how much green area there really is between and around the towers.

A normal morning could begin on the jogging track, in the gym or in the fitness studio, with a swim if you have time. The supermarket inside the compound takes care of milk, bread and the small list. After school, children have a play area and the outdoor courts, and the games room covers wet afternoons.

Weekends can go to the amphitheatre for community programmes and the party area for birthdays, with the landscaped gardens for an easy evening walk. Because families already live here, ask a few of them how the association is run, what the monthly maintenance charge is and whether the pool and the gym are kept in good order.
