Assetz Codename Palmscape Plots is a pre-launch plotted development by Assetz Property on IVC Road in Devanahalli, north Bangalore's airport belt, pincode 562110. Since 21 March 2026 Assetz has been taking expressions of interest, and third-party listings had pencilled in a formal launch for mid-2026. It suits Devanahalli plot buyers who would rather hold land inside an Assetz layout than in an unknown local one, and who can live with buying before a price list exists.
The headline figures have not settled, and you should go in knowing that. Assetz's own launch note speaks of roughly 35 acres carrying roughly 642 plots; third-party listings say 25 acres carrying 442 to 450. Both versions are given here because no sanctioned layout has yet reconciled them. Listings also describe more than three-fifths of the land as open. Assetz has named no possession date; listings guess 2029 or 2030, and a guess is what that is.
Three plot sizes are on offer: 30 by 40 ft (1,200 sq ft), 30 by 50 ft (1,500 sq ft) and 40 by 60 ft (2,400 sq ft). Assetz names Rs. 1.08 Crore as the entry price, which on the smallest plot is roughly Rs. 9,000 for each sq ft of land. Listings estimate the middle size at Rs. 1.35 Crore and the largest at Rs. 1.80 Crore, roughly Rs. 7,500 per sq ft, but those two numbers are not the developer's.
This fits a buyer with Rs. 1.1 Crore or more who wants land near the airport and can hold it for years while first the layout and then a house take shape. Assetz has a finished reference a few minutes away in The Secret Lake, which counts for something. It does not fit anyone who needs a registered plot this year, wants a firm price on a numbered plot today, or is uneasy paying anything before a RERA entry is visible on the state portal.

Assetz Codename Palmscape Plots lies somewhere along IVC Road, which runs through open Devanahalli country north of the city. Neither a survey number nor a village name has been released, so pin the exact spot down at the site office. The one journey Assetz describes is to Kempegowda International Airport: a 10-to-20-minute drive, by its estimate. For a frequent flyer or someone employed at the airport, that is the whole argument.
Two other names appear in the developer's material without distances: the KIADB Aerospace Park, for work, and Stonehill International School, for children. Ask how long each takes by car at 8 am rather than at noon on a Sunday. Everything else, from the closest market and hospital to the bus stop, has not been published. On a pre-launch plot in the airport belt, expect those to be a drive away for some years.
The Secret Lake, Assetz's earlier plotted layout further along IVC Road, is your best comparison. See both in one trip: you will learn how IVC Road behaves, what the developer's finished roads and drains look like, and what the fields around are turning into. Ask the sales team what will go up on the parcels next to Palmscape, since a plot bought for the long term is only as good as its neighbours.

Assetz Codename Palmscape Plots sells land, not a house, so the sizes are plot dimensions on the ground. Three are quoted: 30 by 40 ft, which is 1,200 sq ft; 30 by 50 ft, which is 1,500 sq ft; and 40 by 60 ft, giving 2,400 sq ft of land. The smallest takes a compact house of two or three floors; the largest leaves space for a bigger house, a garden and extra parking.
The one price from Assetz is the entry figure, Rs. 1.08 Crore, roughly Rs. 9,000 for each sq ft of land on the smallest plot. - Development charges, plus water and electricity connection fees

One listing carries the number PRM/KA/RERA/1250/303/PR/300626/008780; a second, in May 2026, reported the registration as still pending; Assetz itself displays none. Look the project up yourself on rera.karnataka.gov.in, under both the project name and the promoter, and treat it as unregistered until the entry is on screen. Without registration a developer may take an EOI, but not a booking against a numbered plot.
Once the entry exists, ask for:
- The RERA certificate, and compare how many acres and plots it covers with the 35-acre, 642-plot figures
- The conversion order: proof the land may be used for housing rather than farming
- The planning authority's sanction of the layout, plus the release order covering the plots on offer
- The title chain and an encumbrance certificate covering the whole parcel
- The joint development agreement, where the land belongs to someone other than Assetz
- The draft sale agreement and a cost sheet that lists development charges on their own line
When you register, the sale deed should quote the sanctioned layout and your plot number. Follow it with the khata in your name and the initial property-tax receipt. Get a written date for handing the internal roads, the drains and the utility lines over to the owners' association. If neither the conversion order nor the layout sanction can be produced, walk away for now; those two papers are what make a field into a plot you may build on.

Assetz Codename Palmscape Plots is only a drawing at this stage, so daily life here has to be read as one. Assetz describes a layout of roughly 35 acres with roads of 12 and 9 metres, every utility line buried, and security at the gate around the clock. Listings say upwards of 60 percent stays open ground, and the amenity list promises landscaped gardens with more than a thousand trees and a Miyawaki forest. Renders are as planned by the developer, and the sanctioned layout may redraw them.
The heart of the community is a 20,000 sq ft clubhouse holding a gymnasium, a swimming pool, an indoor games area and a banquet hall. Your morning might start on the jogging and cycling track or on one of the yoga decks, and the sports courts are there for a weekend game. Dog owners get pet parks, unusual in a plotted layout, and small children get play areas and a creche.
Evenings and family functions go to the open amphitheatre and the multipurpose party area. Remember that in a plotted layout the clubhouse and gardens come after the roads and drains, sometimes years later, and the first residents move into a half-built neighbourhood. Ask for a date against each facility, whether the sale agreement binds Assetz to it, and what the monthly upkeep charge per plot will be once an owners' association takes charge.
