Assetz Codename Summit

Assetz Codename Summit Overview

Assetz Codename Summit is a new-launch apartment project by Assetz Property at Gummanahalli in Bagalur, North Bangalore, pincode 562149, which the developer has just launched. Possession is quoted from July 2030 onwards, and the three-bedroom flats are priced from Rs. 1.50 Cr. Unusually for a launch, the RERA number is already published: PRM/KA/RERA/1251/472/PR/220726/008831. It suits anyone who works in the KIADB Aerospace Park belt or wants a three-bedroom flat near the airport at around Rs. 1.5 Crore.

The build is tall and dense. Five acres carry three towers of 29 floors, holding 676 homes in all. That is a lot of households on a small plot, so lifts, parking and peak-hour gate traffic deserve as much attention as the floor plan. The address is given as a Plus Code, 4MXH+2PP, so ask the sales office for the survey number and see the ground before you decide.

Every home is a 3 BHK, in two versions. The two-bathroom plan is roughly 1,518 sq ft, opening at Rs. 1.50 Crore; the three-bathroom plan is roughly 1,788 sq ft, opening at Rs. 1.77 Crore. Both come to about Rs. 9,900 per sq ft on built-up area, so the developer is charging the same rate for the extra space. Carpet areas have not been released.

The project suits a household of three or four buying its first three-bedroom home near the aerospace and airport employers, with a budget of Rs. 1.5 to 2 Crore and four years to wait. A clubhouse of 13,500 sq ft and a creche point at young families. It suits you less if you want a low-rise or a small community, need a fourth bedroom, or commute daily to the south or east of the city, which is a long way from Bagalur.

About Bangalore

Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Getting around from Assetz Codename Summit

Assetz Codename Summit stands at Gummanahalli in the Bagalur belt of north Bengaluru, within the area of the KIADB Aerospace Park. If your office is inside that park, this is one of the shortest commutes a new flat in the city can offer. Assetz has not published any distances, to the park, the airport or the city, so ask for them and then drive each route at the hour you would actually travel.

Yelahanka is to the west and is the settled suburb you will depend on for larger schools, hospitals and shopping until Bagalur fills in. Bagalur Main Road carries a line of shops and services for daily needs. Kempegowda International Airport is a road journey from here, which suits frequent flyers and anyone employed at the airport or the businesses around it.

The honest caveat is distance from the rest of the city. Bagalur is on the northern edge, and a daily round trip to the south or east will be long; time it both ways before you sign anything. Because the address is a Plus Code and the towers will bring several hundred cars, look hard at the approach road: its width, its condition and how it will cope at 9 am once 676 homes are occupied. Ask which bus routes pass within walking distance.

Homes and prices at Assetz Codename Summit

Assetz Codename Summit has 676 homes, all three-bedroom flats, and the choice is between two and three bathrooms. The two-bathroom plan comes in near 1,518 sq ft, the three-bathroom plan near 1,788 sq ft, both quoted as built-up area. Carpet areas have not been published; ask for them, and ask where the extra 270 sq ft of the larger plan goes, since a third bathroom alone does not account for it.

Entry prices are Rs. 1.50 Crore for the two-bathroom plan and Rs. 1.77 Crore for the three-bathroom plan. Both work out near Rs. 9,900 per sq ft, so you pay the same rate for the bigger flat. These are lowest-floor figures. In a 29-floor tower the floor-rise charge builds up floor by floor, and a high, open-facing unit can cost well above the entry price. Assetz has not published the premiums, so ask for unit-wise pricing.

The homes are under construction, so GST is charged on the price. Stamp duty and registration are due on every purchase. Ask for a cost sheet that shows:

  • Base rate per sq ft and the area it is charged on
  • Floor-rise per floor and the facing premium for your unit
  • Car parking and the number of bays included
  • Clubhouse membership and the maintenance deposit
  • GST as a separate line
  • Stamp duty and registration on the full consideration
  • The construction-linked payment schedule through July 2030

Paperwork and approvals for Assetz Codename Summit

Assetz Codename Summit is registered with Karnataka RERA under PRM/KA/RERA/1251/472/PR/220726/008831. Open the entry on rera.karnataka.gov.in and read three things. The declared completion date should match the July 2030 handover in your agreement. The sanctioned plan should show three towers of 29 floors. The promoter named there should be the party you are contracting with.

For a new launch on a village site, the land papers matter as much as the building approvals. Before signing the agreement for sale, ask for:

  • The RERA registration certificate
  • The sanctioned building plan showing your tower, floor and unit
  • The land conversion order, if the 5 acres were agricultural land
  • Title documents and an encumbrance certificate for the whole site
  • Any joint development agreement with the landowner
  • The draft agreement for sale, with the payment schedule and the handover clause
  • A cost sheet that separates GST, parking, deposits and registration

At handover, ask for the occupancy certificate for your tower before you accept the keys, then register the sale deed and have the khata transferred to your name. Because the towers may be completed one after another, confirm in writing which tower is finished first and whether the clubhouse and common areas are handed over with it or with the last one.

Living at Assetz Codename Summit

Assetz Codename Summit is laid out as three 29-floor towers on 5 acres, with a clubhouse of 13,500 sq ft and the gardens serving all 676 homes. Going tall is how Assetz keeps ground free on a small plot. Ask for the sanctioned site plan and see how much of the 5 acres is actually open, and which flats look at another tower rather than the sky. Renders are as planned by the developer.

Mornings can start on the jogging track through the landscaped gardens or on the activity and yoga deck, then move into the clubhouse for the gymnasium and the swimming pool. Working parents get a creche on the premises. With 676 homes, ask about its capacity and hours, and about how many lifts each tower has, because on the 25th floor the lift matters more than the pool.

After school the kids' play area and the sports courts take over. Evenings offer the indoor games zone, a salon and spa, and the amphitheatre and party area for anything worth celebrating. Retail spaces inside the project should handle the daily purchases without a drive. Ask which facilities will be open at the July 2030 handover, whether the clubhouse opens with the first tower or the last, and what the monthly maintenance per sq ft is expected to be.

Frequently Asked Questions

How much does a flat at Assetz Codename Summit cost?
The two-bathroom 3 BHK, roughly 1,518 sq ft, opens at Rs. 1.50 Crore. The three-bathroom version, roughly 1,788 sq ft, opens at Rs. 1.77 Crore. Both work out near Rs. 9,900 per sq ft on built-up area before floor-rise and facing charges.
Is Assetz Codename Summit RERA registered?
Yes. The registration number is PRM/KA/RERA/1251/472/PR/220726/008831. Look it up on the Karnataka RERA portal, rera.karnataka.gov.in, and read the declared completion date and the sanctioned plan there before you book, rather than relying on the brochure.
When will I get possession?
Assetz quotes July 2030 as the earliest date. The project has only just been launched, so that is roughly four years of construction-linked payments. Compare the date with the completion date declared on the RERA entry, and have the agreement for sale state the same date.
How many flats are there, and how tall are the towers?
Three towers of 29 floors hold 676 homes on 5 acres. That density means lift capacity, parking ratios and the entry gate matter. Ask how many lifts serve each tower, how many flats share a floor, and how many car bays come with each home.
Should I pay extra for the third bathroom?
The three-bathroom plan adds about 270 sq ft and Rs. 27 Lakhs at entry, at the same per-sq-ft rate as the smaller plan. If parents or guests stay often, the third bathroom earns its keep; if not, the smaller plan gives the same rooms for less.
What is around Gummanahalli?
Gummanahalli is in Bagalur, inside the KIADB Aerospace Park belt, the main employment zone in this part of north Bengaluru. Both the airport and Yelahanka, to the west, are a road journey away. For schools, hospitals and daily shopping you would go to Yelahanka or along Bagalur Main Road; distances have not been published.
