For daily life, the shops, schools and hospitals you will use are strung along Hosa Road and through Kasavanahalli next door. That is a short drive rather than a walk from most plots in a 39-acre layout, so think about how you would run a school drop and a grocery trip in the same hour.

Since the layout is complete, the approach road exists today and you can judge it rather than trust a plan. Drive it in the morning rush and again after dark, and look at how the layout gate opens onto the public road. Hosa Road carries construction traffic from many sites at once, so the last stretch to the gate may be the roughest part of the journey. Ask whether a second entry is planned and which roads inside the layout are already tarred.

• The conversion order changing the land from agricultural to residential use
• The layout plan approved by the planning authority, with your plot number on it
• The release order that frees your plot for sale after the developer has handed over the roads and parks
• The chain of mother deeds and an encumbrance certificate for the whole 39 acres
• Any joint development agreement and the plot sharing under it
• A draft sale deed for the specific plot

Because the layout is complete, you should register a sale deed rather than sign an agreement to sell, and take possession on the same day. After registration, get the khata for the plot in your name and keep the first tax receipt. When you build, the building plan sanction and, once finished, the occupancy certificate will be yours to obtain.

Since the layout is complete, the roads, drains and common areas should be built, so check them on foot rather than on paper.

A morning here could start with a run along the jogging and walking track, or a session in the gymnasium at the clubhouse, followed by a swim. The yoga and activity area suits a quieter start. Children have a play area, dog owners have pet parks, and the sports courts and the indoor games area take care of the evenings.

Weekends bring the landscaped gardens into play, and the multipurpose party area handles birthdays and festival gatherings. Security covers the whole project round the clock, which matters in a layout where houses go up at different times. Ask who maintains the common areas until an owners' association takes over, what the monthly charge is, and whether the clubhouse is already open or still being fitted out.
