Assetz Sun and Sanctum

Assetz Sun and Sanctum Overview

Assetz Sun and Sanctum is a completed apartment project by Assetz Property on Kithaganur Main Road at Battarahalli, pincode 560049, in east Bangalore. It stands near Thambu Chetty Palya, reached from Old Madras Road. Handover started in April 2024, so the building is new but already lived in. It suits east Bengaluru buyers who commute towards K R Puram or Whitefield and want a finished flat rather than a launch promise.

The plot is 4.17 acres and holds 321 homes in five towers of 14 floors. What sets the plan apart is the open share: 69% of the ground is kept free of buildings. On a mid-sized site that means the towers are pushed together and the gardens, courts and amphitheatre take the rest. With 14 floors per tower, floor level will shape both your view and your price.

Three layouts were built. The 2 BHK is roughly 1,215 sq ft from Rs. 1.21 Crore, close to Rs. 10,000 per sq ft. The two-bathroom 3 BHK is roughly 1,428 sq ft from Rs. 1.41 Crore, near Rs. 9,900 per sq ft. The three-bathroom 3 BHK is roughly 1,646 sq ft, priced from Rs. 1.66 Crore, about Rs. 10,100 per sq ft. Whether these are built-up or saleable areas has not been stated, and no carpet areas are published.

This project fits a couple or a young family with Rs. 1.2 to 1.7 Crore who want to move in now, prefer generous open ground to a giant clubhouse, and work on the eastern side of the city. It is a weaker fit if you want a 4 BHK, a home above 1,700 sq ft, or a low-rise community. Since handover began in 2024, ask whether the flat you are offered is developer stock or a resale, because the paperwork differs.

About Bangalore

Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Getting around from Assetz Sun and Sanctum

Assetz Sun and Sanctum stands on Kithaganur Main Road at Battarahalli, Survey No. 58/1, near Thambu Chetty Palya, pincode 560049. The site is on the eastern edge of the city, a turn off Old Madras Road. That road is your link inward to the city centre and outward towards K R Puram and on to Whitefield, the two destinations the developer names. No distances have been published for any of them, so none are quoted here.

A working day would begin on Kithaganur Main Road and join Old Madras Road at its busiest hour. Whether your office is in Whitefield or in town, the first kilometre from the gate to the main road will decide more of your commute than the highway does. Drive it at 9 am and again at 6 pm before you book, and try the same trip on a weekday evening when the market traffic is out.

Battarahalli has grown its own schools, clinics and shops as the housing along Old Madras Road has spread, so daily errands can stay local. Larger shopping and hospitals mean a drive towards K R Puram. Ask the sales team for the nearest bus stop and the state of the approach road in the monsoon. With 321 households and five towers sharing one gate, also check how the entry and exit are managed at peak hours.

Homes and prices at Assetz Sun and Sanctum

Assetz Sun and Sanctum was built in three layouts. The 2 BHK is roughly 1,215 sq ft, priced from Rs. The developer has not said whether these areas are built-up or saleable, and no carpet areas are published, so ask for both.

Only starting prices are available. In a 14-floor tower the same plan on a high floor with a garden view will cost more than the entry figure, and the five towers will not all be priced alike. Ask for a unit-wise list, and ask which flats are still with Assetz Property. Anything bought from an owner is priced by that owner, and the launch figures are only a reference.

A completed flat with its occupancy certificate carries no GST. Stamp duty and registration are payable on the full sale consideration in Karnataka on every purchase. Ask for a cost sheet that shows:

  • The area the price is charged on, and whether it is built-up or saleable
  • Floor-rise and facing premiums for the specific flat
  • Car parking and the number of bays included
  • Clubhouse membership and the maintenance deposit
  • Any transfer fee from the owners' association on a resale
  • Stamp duty and registration as separate lines

Paperwork and approvals for Assetz Sun and Sanctum

Assetz Sun and Sanctum has no RERA registration number published by the developer for this project. Ask Assetz Property for it and check the entry on the Karnataka RERA website (rera.karnataka.gov.in). A project of five towers handed over in 2024 would ordinarily be registered, so if the sales team cannot produce a number, treat that as a question to settle before you pay a booking amount.

Because handover started in April 2024, the purchase is of a completed home. Ask for:

  • The occupancy certificate for your tower
  • The sanctioned building plan showing your flat
  • The mother deed and the chain of title for Survey No. 58/1
  • An encumbrance certificate covering the years since the land was acquired
  • The khata and the most recent paid property tax receipt
  • A no-dues letter from the owners' association

If you buy from the developer, the sale registers on a sale deed rather than an agreement to sell, and the khata is transferred to you afterwards. If you buy from an owner, add the seller's registered sale deed and confirm the same name appears on the khata and the tax receipt. A lawyer's title opinion is a small cost against a Rs. 1.2 Crore purchase.

Living at Assetz Sun and Sanctum

Assetz Sun and Sanctum groups five towers of 14 floors on part of a 4.17-acre plot, with 69% of the ground kept clear of buildings. That open share is the point of the design: the towers are grouped so that the courts, the jogging track, the amphitheatre and the gardens can take the larger part of the site. Since the project is built, you can check the plan against the grounds rather than trust a render.

A morning here might start with a circuit of the jogging track while the towers are still in shade, then a session in the gymnasium before work. After school the outdoor courts and the kids' play area fill up, and the games room with its table tennis takes over once it gets dark. The swimming pool is the weekend anchor for families.

Evenings belong to the amphitheatre, which is where the community's festival programmes and film nights happen, and to the party area for private functions. The clubhouse holds the sauna rooms and the indoor spaces. With 321 households sharing these, ask the owners' association what the monthly charge per flat is, which facilities are staffed, and whether the pool and clubhouse are open on all days. Ask too how many lifts each tower has, because on the 12th floor that matters more than the amphitheatre.

Frequently Asked Questions

What is the per-sq-ft rate at Assetz Sun and Sanctum?
Close to Rs. 10,000 per sq ft across the range. The 2 BHK works out near Rs. 10,000, the two-bathroom 3 BHK near Rs. 9,900 and the three-bathroom 3 BHK near Rs. 10,100, all on the starting prices. Ask for a unit-wise list, since floor and facing move these figures.
Can I move into Assetz Sun and Sanctum immediately?
Yes, if a unit is available. The project is completed and handover started in April 2024. Ask Assetz Property which flats remain with them; anything else will be a resale from an owner who has held the home for a year or two, and the seller's documents then matter most.
What is the difference between the two 3 BHK plans at Assetz Sun and Sanctum?
The smaller plan, roughly 1,428 sq ft, has two bathrooms; the larger, roughly 1,646 sq ft, has three, so every bedroom gets its own. The price gap is Rs. 25 Lakhs at the starting figures. If parents or guests stay often, the third bathroom is worth the difference.
How much of Assetz Sun and Sanctum is open space?
The developer states that 69% of the 4.17-acre plot is kept open. That is where the jogging track, the outdoor courts, the amphitheatre and the children's play area are placed. Walk the grounds on your visit and check that the open areas match the plan you are shown.
Is GST payable on a flat at Assetz Sun and Sanctum?
Not on a completed flat that holds its occupancy certificate. Stamp duty and registration are payable on the full price in Karnataka whether you buy from the developer or from an owner. On a resale, add a no-dues letter from the owners' association and any transfer fee it charges.
Has Assetz Sun and Sanctum been registered with RERA?
The developer has not published a registration number. Ask Assetz Property for it and confirm the entry on the Karnataka RERA website before paying anything. For a completed project, the occupancy certificate, the sanctioned plan and the title chain are the documents that carry the most weight.
