Assetz Zen and Sato

Assetz Zen and Sato Overview

Assetz Zen and Sato is an under-construction apartment project by Assetz Property on Bagalur Main Road at Kattigenahalli, Yelahanka, North Bangalore, pincode 560077. The developer expects possession from 2030 onwards, and the 3 BHK and 4 BHK homes are priced from Rs. 2.92 Cr. It suits North Bengaluru buyers who want a big flat in a mid-rise tower on the airport side of Yelahanka and can wait several years for it.

The plan puts 412 homes into four towers of 14 floors on a 7-acre plot. That is a deliberate choice of more, shorter buildings over one or two tall ones, and it changes how you buy. With four towers, where yours stands relative to the road, the gardens and the neighbours matters as much as the floor. The developer has not published the share of the plot kept open, so ask for the site plan.

Two layouts are offered, both large. The 3 BHK is roughly 2,150 sq ft from Rs. 2.92 Crore, close to Rs. 13,600 per sq ft. For the 4 BHK, roughly 3,000 sq ft from Rs. 3.80 Crore, the rate is near Rs. 12,700 per sq ft, so the bigger home is cheaper per sq ft at the entry price. Whether those areas are built-up or saleable has not been stated, and no RERA registration number has been published.

This fits a family with a budget above Rs. 2.9 Crore that wants 2,000 sq ft or more in a low-rise setting in the north, and can wait until 2030 with milestone payments in between. Assetz Property has been building in the city since 2006, which counts for something on a long build. It is the wrong choice if you need to move within three years, want a 2 BHK or a home under Rs. 2.5 Crore, or would rather buy something finished and inspect it. Budget for GST on top.

About Bangalore

Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Getting around from Assetz Zen and Sato

Assetz Zen and Sato stands on Bagalur Main Road at Kattigenahalli, pincode 560077, beyond Yelahanka at the city's northern edge. Yelahanka itself is long settled; Kattigenahalli is the belt beyond it where the road heads towards Bagalur and the airport side. The developer has not published distances to any office, school, hospital or the airport, so none are quoted here.

Your commute would begin on Bagalur Main Road, and the direction you turn decides everything. Towards the city, the route passes back through Yelahanka and its junctions at peak hour. Towards the airport side and the northern business parks, the roads are newer and less crowded, for now. Drive the one you would actually use at 9 am and again at 6 pm before you commit.

Yelahanka has its own markets, schools and hospitals, and most daily errands would be handled there rather than at the project's gate. The retail spaces planned inside the community will cover small purchases. Because handover is not expected before 2030, the roads around the site will change before you move in. Ask the sales team which approach serves the gate today, whether any road widening is under way, and visit again a year or two before possession.

Homes and prices at Assetz Zen and Sato

Assetz Zen and Sato offers two homes. The 3 BHK is roughly 2,150 sq ft and starts at Rs. 2.92 Crore, close to Rs. 13,600 per sq ft. For the 4 BHK, roughly 3,000 sq ft starting at Rs. 3.80 Crore, the rate is near Rs. 12,700 per sq ft. The extra 850 sq ft buys a fourth bedroom and a lower rate per sq ft. The developer has not said whether these areas are built-up or saleable, and no carpet areas are published, so ask for both.

Only starting prices are available. With four towers and 14 floors, the same plan will carry different figures by tower, floor and facing, and the spread between the cheapest and dearest 3 BHK could be wide. Ask for the unit-wise price list, the floor-rise charge per floor and any facing premium in writing, and compare like-for-like units across the four towers.

This is an under-construction purchase. GST is charged on the construction portion, and stamp duty and registration are payable in Karnataka on top. Payment follows construction milestones. Ask for a cost sheet that shows:

  • Base rate per sq ft and the area it is charged on
  • Floor-rise and facing premiums for your unit
  • Car parking and the number of bays included
  • Clubhouse membership and the maintenance deposit
  • GST as its own line
  • Stamp duty and registration on the full consideration
  • The milestone schedule with the expected dates for each payment

Paperwork and approvals for Assetz Zen and Sato

Assetz Zen and Sato has no RERA registration number on record from the developer. For 412 homes still under construction, with possession not expected before 2030, that number is the first thing to ask for. Look up the entry on the Karnataka RERA website (rera.karnataka.gov.in) once Assetz Property provides it. The entry fixes the completion date, shows the sanctioned plan and names the promoter. It is what you would rely on if the date slips.

With the registration confirmed, ask for the papers of an under-construction purchase:

  • The RERA registration certificate, and confirmation it covers your tower
  • The sanctioned building plan showing your tower and unit
  • The mother deed and the chain of title for the 7-acre plot
  • An encumbrance certificate for the land
  • A draft agreement for sale stating the handover date and the milestone schedule
  • The khata for the land and its most recent tax receipt

Read the agreement for the clauses on delay compensation and on what happens if the completion date moves, and confirm that payments are linked to work on your tower and not on the site as a whole. At handover, ask for the occupancy certificate for your tower before taking the keys, then register the sale deed and have the khata transferred to your name. Keep every letter, receipt and email from the sales team in one file for the length of the build.

Living at Assetz Zen and Sato

Assetz Zen and Sato places four towers of 14 floors on a 7-acre plot, with the shared spaces in the ground between them. Choosing shorter towers rather than one tall one means more households near the gardens and fewer above the 10th floor. The developer has not published the share of the plot left open, so ask for the sanctioned site plan and see how the four footprints, the clubhouse and the courts divide the land. Everything shown at this stage is a render as planned by the developer.

A morning here might begin on the activity and yoga deck while the towers are still in shade, then a session in the gymnasium and a swim before work. Parents with small children have the kids' play area and a creche within the gate, which changes the shape of a working day more than any pool does. After school the multiple sports courts and the jogging track fill up.

Evenings and weekends turn to the clubhouse, the indoor games zone and the salon and spa, with the multipurpose party area for family functions. The landscaped gardens are what four towers look out over. Ask which of these facilities will be open at the first handover and which follow later, how many lifts each tower gets, and what the monthly maintenance charge will be once residents take over. Ask too who will run the retail spaces and the creche.

Frequently Asked Questions

How long is the wait for a home at Assetz Zen and Sato?
The developer expects possession from 2030 onwards; construction is under way now. That is a long horizon, so ask for the RERA-declared completion date once the registration number is provided, and check progress on site against it at each visit rather than relying on the brochure.
What is the per-sq-ft rate at Assetz Zen and Sato?
On the entry prices, the 3 BHK comes to close to Rs. 13,600 per sq ft and the 4 BHK to near Rs. 12,700, so the larger home is cheaper per sq ft. Floor and facing in each of the four towers will move a specific unit above these figures, so ask for a unit-wise list.
Why does the tower matter when booking at Assetz Zen and Sato?
Because there are four of them on 7 acres, at 14 floors each. One tower will face the road, another the gardens, and the same plan on the same floor can be quoted differently across them. Ask for the site plan with the towers marked and compare like-for-like units before you choose.
Is GST payable on a home at Assetz Zen and Sato?
Yes. The homes are under construction, so GST is charged on the construction portion of the price. Stamp duty and registration are payable in Karnataka on top of that on every purchase. Ask the cost sheet to show GST as a separate line beside the milestone payment schedule.
Has a RERA number been published for Assetz Zen and Sato?
The developer has not published one. For a project still years from handover, the registration fixes the completion date and the sanctioned plan. Ask Assetz Property for the number and check the entry on the Karnataka RERA website before paying a booking amount.
Who is Assetz Zen and Sato right for?
A family with more than Rs. 2.9 Crore that wants a home of 2,000 sq ft or more in a 14-floor tower north of Yelahanka and can wait until 2030. Buyers who need to move sooner, want a 2 BHK, or prefer to inspect a finished flat should look at other projects.
