Axis Tatvam opens onto Kanakapura Road, pincode 560082, with the Art of Living grounds filling the view across the carriageway. That frontage is the reason many people stop here: a large, green, permanent neighbour that no future launch can build over. Beyond it, Axis Concept Group lists Dayananda Sagar College of Engineering, Jain International School and the NICE Road as close by, without saying how close, so no distances appear on this page.

Two routes shape your week. Into town, you follow Kanakapura Road north through its busier city end, and the minutes add up at each junction. Out to the west and the other southern suburbs, the NICE Road lets you skip the centre altogether. Test whichever one your office demands at 9 am, then again on the way back, and ask residents how the school run behaves.

For groceries, a clinic or a weekend restaurant, the newer developments along this stretch have brought their own shops and services, and the older ones further in fill the gaps. Every trip home ends with a turn off Kanakapura Road into the cluster. Watch how that turn works against oncoming traffic on your visit, and look at the state of the slip road that carries you the last few metres.

Axis Tatvam has three designs, all on three levels over a parking podium: Vedanta, Kalpa and Swatah. They cover three-bedroom homes of 2,200 sq ft and 2,400 sq ft or thereabouts and a four-bedroom near 3,150 sq ft. None of those areas is confirmed by the developer, and nothing says whether built-up or saleable is meant. For a villa you want plot, built-up and carpet figures, and the reliable place to read them is the deed of the specific home.

Nothing is priced today. The figures quoted in 2018, Rs. 1.21 Crore to Rs. 1.73 Crore in size order, all land near Rs. 5,500 a square foot and mark only where the cluster began. Find out from Axis Concept Group whether a single villa is still theirs. If not, pricing is in the seller's hands and turns on the plot, the outlook and the state of the house.

A finished villa holding its completion certificate attracts no GST; Karnataka's stamp duty and registration charges fall due on the sale deed. Get in writing:

• Plot area and built-up area, and which one the asking price is based on
• Whether the rooftop garden and the podium are counted in the built-up figure
• The monthly maintenance charge today and a letter confirming no arrears
• Any transfer fee the villa association levies on a change of owner
• Additions since the villa was built, and whether they were approved
• Stamp duty and registration, set out separately in your own budget

Axis Tatvam has no RERA number made public for this cluster. Look it up on the Karnataka RERA website (rera.karnataka.gov.in) under the promoter's name before you go further. A villa cluster finished before the law came into force will simply have no entry. In that case the completion papers carry the burden of proving the structure matches what was approved and that the person selling it owns it.

Whether the villa comes from an owner or from leftover developer stock, assemble this file:

• Completion or occupancy certificate for the villa
• Approved layout drawing of the cluster and the building sanction for your villa
• Land conversion order, if the plot was once agricultural
• Title deeds running back to the developer's purchase of the land, plus the seller's own registered deed
• Encumbrance certificate for the plot over the full period since then
• Khata certificate and extract held by the seller, with tax paid to date
• Power and water accounts held by the seller, and a no-arrears letter from the association

Carry the sanctioned drawing through the house. Rooftop rooms and enclosed podiums are frequent add-ons in villa clusters, and an unapproved one can stall a khata transfer or a mortgage. Where the villa is still developer-owned, add the agreement for sale to the list. Registration happens on a sale deed, the khata moves to your name afterwards, and paying a lawyer for a title opinion is the cheapest insurance in the whole transaction.

Axis Tatvam divides 2 acres into 36 podium villas, each three levels high, with a shared zone holding the pool, the courts and the clubhouse, and planted strips separating the villa lines. Every villa carries a garden on its roof. Because the developer's own material does not confirm the acreage or the villa count, ask for the approved layout drawing and then walk it. The cluster is finished, so the drawing and the ground can be compared on the spot.

A weekday might open with a lap of the jogging track around the planted areas, a session in the gymnasium and a swim before the traffic builds. Once school is out the outdoor courts and the kids' play area come alive, and the games room with its table tennis covers wet evenings. Your rooftop garden is where the day closes.

Gatherings happen in the clubhouse, the activity area and the party area, and the retail spaces are meant for the small purchases that would otherwise mean a drive. In a cluster this size the streets, drains and lamps are the residents' own responsibility, so the monthly charge tends to be higher than in a tower. Obtain today's figure and the last year's accounts from the villa association, and note which villas look inward to the garden strips and which stand along the perimeter.
