Bagalur is a fast-growing locality on the northern edge of Bangalore, close to Kempegowda International Airport. Its growth is tied to a large industrial and technology zone developed by the Karnataka Industrial Areas Development Board (KIADB) nearby. Where Is Bagalur?
Bagalur is in Bengaluru Urban district, in the PIN code area 562149. It is located between Hennur Road on the east and the airport corridor along Bellary Road (NH 44) on the west. Yelahanka is to the south-west and the airport is a short drive to the north-west.
The locality still has a semi-rural feel in parts, with villages such as Gummanahalli and Huvinayakanahalli around it. Most of the new housing is clustered close to the KIADB land, on the stretch often called the Bagalur aerospace belt. It is part of North Bangalore, the zone that has grown fastest since the airport opened.
Getting Around
Two roads carry most of the traffic in and out of Bagalur. These are the main routes:
- Hennur-Bagalur Road, which runs south through Hennur to the Outer Ring Road near Manyata Tech Park.
- Bagalur Road towards Yelahanka, which links to the airport expressway on Bellary Road.
- BMTC bus services, including routes between Bagalur Cross and the airport.
Some approach roads are still narrow, and parts of Hennur-Bagalur Road have needed repair work. The airport metro line along Bellary Road is under construction, with a planned station at Bagalur Cross on the highway, west of the locality. Most residents rely on their own vehicles or office shuttles for now.
The Employment Hub Next Door
KIADB set aside a large area near the airport for an aerospace park, a hardware park and an IT park. These parks are the main reason Bagalur has drawn developers and buyers. Several large employers have built campuses in this zone.
Shell set up its technology centre in the KIADB area some years ago, among the first major companies to arrive. Boeing's India Engineering and Technology Centre, a 43-acre campus in the Hi-Tech Defence and Aerospace Park, was inaugurated by Prime Minister Narendra Modi on 19 January 2024. It is Boeing's largest investment outside the United States, at Rs. 1,600 crore.
SAP Labs India held the groundbreaking for a 41-acre campus in the KIADB IT park at Devanahalli in May 2023, and opened it in August 2025. The company has said the campus is planned for up to 15,000 people across its phases. These campuses bring a steady flow of engineers and managers who want homes close to work.
Homes in Bagalur
KIADB allotted part of its land for housing, and several large developers built townships on these plots. The homes range from studios and compact 1 BHK units to 3 and 4 BHK apartments. Prices start lower than in Hebbal, Yelahanka or Thanisandra, which is a large part of the appeal.
Several projects are already complete and occupied. These include Brigade Eldorado, a 50-acre township, along with Prestige Finsbury Park and Godrej Ananda Phase 2. Buyers who prefer a ready home can look at resale units in these communities.
Newer projects are under construction, with possession dates running from 2027 onwards. These include Provident Ecopolitan, MJR North Park and Assetz Codename MIWA. Assetz Codename Summit is a recent launch with possession planned from 2030.
What Daily Life Is Like
Bagalur is still being built, and civic facilities are catching up with the housing. The large townships include their own clubhouses, shops and sports facilities, which cover many daily needs inside the gate. Larger schools, hospitals and malls are mostly in Yelahanka, Hebbal and along Hennur Road.
Water is another point to check. Much of Bagalur is outside the BWSSB Cauvery pipe network, so many buildings rely on borewells, tankers and recycled water. The cost of water reaches owners through the maintenance bill, so it is worth asking each project about its source.
Who Bagalur Suits
Bagalur works well for people employed in the aerospace and IT parks, at the airport or in the businesses around it. It also suits buyers who want a larger home for the budget and are comfortable with a locality that is still developing. Frequent flyers benefit from the short drive to the airport.
The trade-off is distance from the central business district and from the Outer Ring Road tech belt. A daily commute to Whitefield or Koramangala can be long. Buyers who work in those areas should compare Bagalur with options closer to their office.
Checks Before Buying in Bagalur
A locality that is still growing calls for a few extra checks. These are the points to cover before booking:
- Confirm the project's Karnataka RERA number and the committed possession date on the RERA portal.
- Look at the developer's record of handing over earlier projects on time.
- Ask how the project gets its water and what the association spends on tankers in summer.
- Drive the approach road at peak hours to judge the commute to work.
- Check the distance to the nearest school and hospital that the household would use.
- Compare the price with recent resale deals in the completed townships nearby.
Bagalur offers airport access and a strong employment base at a lower entry price than older northern suburbs. Its long-term growth depends on the industrial parks filling up and on better roads and transport. Buyers who check these points will have a clear picture before they commit.
