Brigade Eldorado

Brigade Eldorado stands at Huvinayakanahalli in Bagalur, pincode 562149, on the northern outskirts of the city. The developer has not published distances or times to any office park, the airport, a school or a hospital, so none appear here. What is published is the township itself, and at 50 acres with retail spaces, cafes and parks inside the gate, a good part of the week can happen without leaving it.

The commute is the question to answer before anything else. Drive from the township gate to your workplace at the hour you would leave, and back at the hour you would return. Then ask the residents, who have been here since December 2023, how long the school run takes, where the nearest hospital is, and what the road does after heavy rain.

With around 5,000 households, the gate itself is a junction. Ask how many entry and exit points the township has, which one is nearest the tower you are considering, and how the morning peak flows onto the public road. A 21-floor tower at the far end of 50 acres is a different daily walk from one beside the main gate, so look at the site plan with your own routine in mind.

Brigade Eldorado has two Cobalt plans published by the developer, both sold out. The 1 BHK is about 535 sq ft. The unit listed as a combined 2 BHK is about 536 sq ft, which is not a size that normally holds two bedrooms, and the developer has not explained the figure. Ask the seller for the sanctioned plan of the actual flat before you take the label at face value. Both are built-up figures; carpet areas have not been published.

The cluster opened at Rs. 52 Lakhs, about Rs. 9,700 per sq ft on the 1 BHK, and that is the only benchmark. Today's price is what a seller asks and you accept, and with possession only since December 2023 many owners will still be carrying a home loan, which shapes what they can accept. Collect two or three asking prices in the same tower and floor band before you make an offer.

No GST applies to a completed flat whose tower has its occupancy certificate. Stamp duty and registration apply on the full consideration. Ask the seller to confirm in writing:

• The built-up and carpet area in their sale deed
• The car park, if any, that transfers with the flat
• The current maintenance charge and any arrears
• The loan on the unit and how it will be closed before registration
• The association's transfer fee
• Fittings and fixtures that stay

Brigade Eldorado has no RERA registration number published by the developer for this project. A township completed in December 2023 should have been registered, possibly in several phases. Ask the seller or Brigade Group for the number covering your tower and search it on rera.karnataka.gov.in. The entry tells you the phase, the sanctioned plan and the declared completion date for that phase.

Because you are buying a nearly new flat from a private owner, the checks are those of a resale with a short history. Ask the seller for:

• Their registered sale deed, and the developer's allotment letter behind it
• The occupancy certificate for their tower
• The sanctioned building plan showing the flat as built
• Khata in the seller's name with the latest property tax receipt
• An encumbrance certificate covering the period since the allotment
• A no-dues certificate from the owners' association
• The bank's loan closure letter and release of originals, since a 2023 purchase is likely still mortgaged

Have a lawyer read the chain of title, which should be short, before you pay an advance. At registration you sign a fresh sale deed, then apply for the khata transfer and have the association record the change. Ask the seller for the developer's handover file, since defect-liability claims on a young building may still be open.

Brigade Eldorado covers 50 acres with 12 towers of 21 floors and upwards of 10 acres of gardens laid out between them, which is closer to a planned town than to an apartment complex. The developer has not published the share of the plot left open beyond that garden figure, so ask the owners' association for the site plan and walk it. Everything is built and in use; nothing here is a render any more.

A morning could begin on the butterfly trail, the township's jogging route, or in the gymnasium at the clubhouse, followed by a swim. There are football and golf lawns for the weekend, and multiple sports courts for the evening game. Two children's play areas mean the one near your tower is not a hike away, and the community parks and cafes are where neighbours meet without planning to.

Evenings and festivals go to the amphitheatre and the party areas, and the games room takes care of a rainy Sunday. The retail spaces inside the township handle milk, bread and the small emergencies. Ask what the monthly maintenance charge is with so many homes sharing the bill, and which facilities the association runs. Ask too how bookings for the party spaces and lawns work.
