Disha Symphony Heights off Hennur Road: Buyer's Guide (October 2026)

It is a single tower of 128 homes, almost all of them 3 BHK and 3.5 BHK apartments, with completion planned for December 2028. This guide covers the location, the homes, the RERA position and the checks to run before booking.

Who the project suits
Disha Symphony Heights suits a family that wants a large three-bedroom home in a small community. With 128 homes in one tower, the residents' association stays compact and shared spaces are used by fewer people. The project has no compact 1 BHK or regular 2 BHK range, so it is aimed at end users with a higher budget.
It also suits buyers who work in the office parks of North Bangalore and can wait for a home until the end of 2028. Buyers who need to move in sooner should look at ready or nearly ready projects on Hennur Road.
Location and connectivity
The project address is Survey Nos. 76/2 and 77/1, Kyalasanahalli Village, K R Puram Hobli, Bengaluru East Taluk, pincode 560077. The site is off Hennur Road, in the Byrathi and Kyalasanahalli stretch of North Bangalore. An existing road of 12.2 to 13.6 m runs along the southern edge of the site, and a 15 m road is proposed on the northern side.
Manyata Tech Park is the large office campus on this side of the city, reached by Hennur Road and the Outer Ring Road. Hennur Road links the area to the Outer Ring Road at Hennur junction and to the airport road through Bagalur. The planned Blue Line metro along the Outer Ring Road is under construction, and daily travel from this stretch depends on roads for now.
Traffic on the approach roads is heavy at office hours. A test drive from the site to the workplace on a weekday morning gives a truer picture than any map estimate.
Homes and sizes
Disha Symphony Heights is planned mainly as 3 BHK homes with three bathrooms, along with a smaller set of 3.5 BHK apartments. Sizes range from 1,795 to 1,935 sq ft, and each core serves seven apartments on a typical floor. The registered mix of homes is listed below.
| Home Type | Homes | Carpet area |
|---|---|---|
| 3 BHK with three bathrooms | 108 | 109.71 sq m (about 1,181 sq ft) |
| 3.5 BHK | 19 | 117.84 sq m (about 1,268 sq ft) |
| 2 BHK with two bathrooms | 1 | 87.8 sq m (about 945 sq ft) |
Carpet area is the usable floor inside the walls of the home, and it is the figure RERA recognises. The larger sq ft figures quoted at the sales office include walls, balconies and a share of common areas. Compare projects on carpet area and on the total price, and ask for the carpet area of the exact unit in writing.
Layout and amenities
The master plan of Disha Symphony Heights keeps about 73% of the site open, with the tower covering 2,161 sq m of the 7,993 sq m plot. Shared spaces are arranged on three levels: the ground, the podium and the rooftop. An elevated landscaped walkway runs above the parking area and connects the main amenities.
The plan includes club facilities, open plazas, green pockets and rooftop leisure spaces. Water supply is from BWSSB, and the building plan was approved by BBMP on 1 August 2025. Ask for the full amenity list and the clubhouse area as part of the agreement, since amenities in a single tower are shared by 128 families.
Price and other costs
Ask the developer for the latest price list and cost sheet of Disha Symphony Heights. Prices change with the floor, the facing and the stage of construction, so a written cost sheet for the chosen unit is the only figure to plan on.
These costs come on top of the base price of an under-construction apartment in Bangalore:
- GST at 5% on the agreement value
- Stamp duty of 5% above Rs. 45 Lakhs, which becomes 5.6% with cess and surcharge
- Registration fee of 2%
- Floor rise, car parking, clubhouse, deposits and advance maintenance where they apply
The monthly loan outgo for any budget is easy to work out on our EMI calculator. Keep a margin for rent and pre-EMI interest until the home is handed over.
RERA and construction stage
Disha Symphony Heights RERA registration number is PRM/KA/RERA/1251/446/PR/250925/008120, approved on 25 September 2025 by the Karnataka RERA authority. The promoter is Dishahabitat Shelters LLP. The project is registered as a new launch, with a start date of 1 October 2025 and a completion date of 31 December 2028.
The registration carries zero complaints as of October 2026. The number, the promoter name and the completion date are open to anyone on the Karnataka RERA portal, along with the quarterly progress updates.
About Disha Habitat
Disha Habitat is a Bangalore developer that has been building homes since 2014. Its completed communities include Disha Courtyard, Disha Central Park, Disha Park West and Disha Windsor Garden. The same promoter is also building Disha Harmony Gardens in Kyalasanahalli, a 247-home project of three towers registered with RERA in January 2025.
The developer is mid-sized and unlisted, so its delivery record matters more than its brand. A visit to one of its completed communities shows the build quality and how handover dates compared with the dates promised.
What to check before booking
A short list of checks covers most of the risk in an under-construction purchase. Each one is simple to do before the booking amount is paid.
- Look up the RERA number on the state portal and match the promoter name and completion date
- Get the carpet area of the chosen unit in writing and compare it with the registered figure
- Ask for a full cost sheet with every charge, tax and deposit listed
- Pay only into the RERA-designated project account named in the agreement
- Read the latest quarterly progress update and compare it with the work seen on site
- Ask for the expected monthly maintenance charge per sq ft
- Have a lawyer review the title papers and the draft agreement for sale
These checks take a few days at most. A site visit, the current price list and the floor plans are the three things to collect before deciding.
