Mana Skanda The Right Life on Whitefield-Sarjapur Road: Buyer's Guide (October 2026)
Mana Skanda The Right Life is an integrated apartment township by Mana Projects and Skanda on the Whitefield-Sarjapur Road, at Chikkavaderapura in East Bangalore. It is being built and sold in parts called provinces, each with its own towers, RERA number and completion date. This guide sorts out which registration covers which towers, what the homes cost and measure, how far construction has come in October 2026 and what to check before booking.
The Township in Brief
The Right Life is planned as a township of more than 100 acres beside a lake of over 13 acres, with 84% of the land kept open. The developer presents it as a child-centric township, with more than 40 amenities for children. The wider plan includes 3.5 lakh sq ft of clubhouses, a 6.5-acre game centre, a retail high street and commercial space.
The land registered with Karnataka RERA so far is smaller than the full plan. The Sports and Solitaire towers and Lake Towers 4 and 5 share a parcel of 126,210 sq m, about 31.2 acres. The two Forest phases cover a further 10.8 acres. The address on the registrations is Chikkavaderapura and Heggondahalli villages, Sarjapura hobli, Anekal taluk, PIN 560087.

Six registrations are live for The Right Life, held by Neobuild Ventures LLP and Collab Projects LLP. The founders of Mana Projects are partners in Neobuild Ventures LLP. The table shows how the provinces compare.

The number on the agreement for sale must be the one for the buyer's own tower. A booking in Towers 1 to 3, for example, carries a completion date six years later than one in Towers 7 to 9.
Homes and Sizes
The towers are tall. Towers 7, 8 and 9 have 35 floors and 275 homes each, Towers 4 and 5 have 36 floors and 296 homes each, and the Forest towers rise to G+33. Solitaire is a single G+32 tower of 126 residences, each marketed at over 3,000 sq ft.
RERA carpet areas give a like-for-like view of the homes:
- Sports: 2 BHK of about 780 to 850 sq ft and 3 BHK of about 970 to 1,110 sq ft
- Lake, Towers 4 and 5: 3 BHK of about 840 to 1,110 sq ft and 3.5 BHK of about 1,240 to 1,260 sq ft
- Forest: 3 BHK and 3 BHK with study of about 1,100 to 1,460 sq ft, and 4 BHK of about 1,590 to 1,770 sq ft
- Solitaire: 3 BHK of about 1,830 to 1,920 sq ft, and 4 BHK of about 2,320 to 2,860 sq ft
The saleable sizes quoted with the price are much larger. In Forest Province, the 3 BHK is sold at 1,783 sq ft, the 3 BHK with study at 2,250 sq ft and the large 4 BHK at 2,809 sq ft. A half bedroom in a 3.5 BHK is usually a study, so the floor plan should be read before the label is trusted.
Location and Connectivity
The site is on the Varthur Sarjapur Road, the link between Whitefield in the north and Sarjapur Road in the south. Offices at ITPL and the Outer Ring Road are reached by Varthur, and the Wipro and RGA campuses by Dommasandra and Sarjapur Road. Both routes are busy at office hours, so a trial drive on a weekday morning is worth the time.
Metro access is some distance away. The Purple Line ends at Whitefield (Kadugodi), and the planned Red Line of Phase 3A is designed to run from Sarjapur to Hebbal along Sarjapur Road. The Red Line is a proposal at this stage, and neither line reaches Chikkavaderapura. Water is another point to raise, since the registrations list borewells and tankers among the sources.
RERA Status and Construction Progress
Construction is under way across the Lake, Sports and Solitaire towers. The quarterly updates filed with Karnataka RERA on 15 July 2026 show the following:
- Lake, Towers 1 to 3: 35% complete
- Sports, Towers 7 to 9: 22% complete
- Lake, Towers 4 and 5: 13% complete
- Solitaire, Tower 6: 13% complete
Forest Province is a new launch. Its first phase has a registered start date of 1 May 2026 and its second phase starts on 1 November 2026. One complaint each is recorded on the portal against the Sports towers and against Towers 4 and 5.
Prices and Total Cost
Mana Skanda The Right Life prices start at Rs. 1.4 Crore in the Sports Province and at Rs. 1.9 Crore in the Lake and Forest provinces. Solitaire starts at Rs. 4 Crore. In Forest Province the 3 BHK of 1,783 sq ft is priced from Rs. 1.91 Crore, which is about Rs. 10,700 per sq ft.
These costs come on top of the base price:
- GST of 5% on an under-construction home
- Stamp duty, which works out to 5.6% with cess and surcharge on homes above Rs. 45 Lakhs
- Registration at 2%
- Floor rise and lake-view or other location premiums
- Club membership, maintenance advance and corpus fund
Possession is four years or more away in every province. Buyers who rent today will pay rent and loan interest together for that period, and the EMI calculator shows what that overlap costs each month.
About the Developers
Mana Projects was founded in 2000 by D. Kishore Reddy and builds mainly in the Sarjapur Road belt. The Right Life is its largest project and is developed with Skanda. The land is held under joint development agreements, and the landowners' shares are recorded on each registration.
A township of this size is built over many years. Early residents will live beside construction while later towers and provinces come up. The amenities promised for the whole township will also arrive in stages, so it helps to ask which of them are delivered with each tower.
Checks Before Booking
The checks below matter more in a phased township than in a single-tower project:
- Confirm the RERA number and completion date for the exact tower, and match them with the agreement for sale
- Match the unit number, floor and carpet area on the cost sheet with the registration
- Ask which clubhouse and sports facilities are handed over with the tower, and when
- Ask whether the home is from the developer's share or a landowner's share
- Get the water plan in writing, including the status of a Cauvery connection
- Check that every payment goes to the RERA-designated account for that registration
- Read the payment schedule and the clause on compensation for delay
