Mana Verdant Terraces in Doddakannelli: Buyer's Guide (October 2026)

Mana Verdant Terraces is a new launch apartment project by Mana Projects at Doddakannelli, off Sarjapur Main Road in East Bangalore. It is planned entirely as large 3 BHK homes, and its first phase of two towers received its RERA registration in December 2025. This guide covers the registered facts, the home sizes and prices, the stage of work in October 2026 and the checks to run before booking.
The Project in Brief
The plan is for four towers on a site of a little over 8 acres. The design steps the upper floors back to create planted terraces, which give the project its name. Phase 1 covers Towers 1 and 2, and the remaining towers will need their own registration before they are sold.
The facts on the Phase 1 registration are these:
- RERA number: PRM/KA/RERA/1251/446/PR/041225/008303, granted on 4 December 2025 to Mana Projects Pvt Ltd
- Towers: two, each with two basements, a ground floor and 19 upper floors
- Homes: 318, with 159 in each tower
- Land: 35,042 sq m, about 8.66 acres
- Parking: 671 covered spaces
- Building plan: approved by the BBMP on 4 November 2025
- Registered completion date: 31 December 2031
Location and Connectivity
The project address is Survey Nos. 21/2A, 21/2B, 21/3, 21/4, 21/6, 21/7, 21/8, 161 and 162, Doddakannanahalli village, Varthur hobli, Bangalore East taluk, PIN 560035. The site is on the inner stretch of the Sarjapura Road belt, between the Outer Ring Road junction and Carmelaram. It falls within BBMP limits, which matters for khata and civic services.
The nearest workplaces and services are close:
- RGA Tech Park: 1.5 km
- Wipro SEZ headquarters: 2.5 km
- Embassy Tech Village: 3.7 km
- Sparsh Hospital: 1.8 km
- National Public School: 3.5 km
Sarjapur Road is the only main route and is slow at office hours. The planned Red Line of Namma Metro (Phase 3A, Sarjapur to Hebbal) is designed to run along it. That line is a proposal today, so the purchase should make sense on current road travel times.
Homes and Sizes
Mana Verdant Terraces offers spacious 3 BHK apartments in several layouts, all planned to Vastu principles. The tower homes measure 1,910, 2,090 and 2,112 sq ft, and the largest homes, with extra-large terraces, reach 2,700 to 2,800 sq ft. These are saleable areas.
On the registration, the carpet area of the Phase 1 homes runs from about 1,160 to 1,470 sq ft. Every home also has an exclusive balcony or terrace, which is counted separately. Buyers should ask for the carpet area and the terrace area of the exact unit, since the stepped design gives some floors far more outdoor space than others.
A single home type shapes the community. Neighbours will mostly be families of a similar size, which many buyers like. It also means that every resale or rental home in the project will compete for the same kind of buyer or tenant.
Price and Total Cost
Mana Verdant Terraces prices start at Rs. 2.60 Crore. On the smallest plan of 1,910 sq ft, the price per sq ft is about Rs. 13,600 on saleable area. The price of a particular home changes with the tower, the floor and the size of its terrace, and we share the current cost sheet on request.
A realistic budget adds these items to the base price:
- GST of 5% on an under-construction home
- Stamp duty, which works out to 5.6% with cess and surcharge on homes above Rs. 45 Lakhs
- Registration at 2%
- Floor rise and terrace or view premiums
- Club membership, maintenance advance and corpus fund
- Electricity and water connection deposits
Payments are linked to construction stages, and the developer works with banks for home loans. With completion registered for the end of 2031, buyers who rent will carry rent and loan interest together for several years. The EMI calculator shows what that overlap costs each month.
Amenities
Amenities at Mana Verdant Terraces number more than 70 in the developer's plan. The registration records a club house of 3,433 sq m, about 36,950 sq ft, with a swimming pool, a gym, indoor and outdoor sports areas and parks of 10,166 sq m.
The main features are listed below.
- Clubhouse with gym, spa, salon and wellness rooms
- Swimming pool and terrace deck
- Co-working space and working pods
- Children's play area and landscaped pathways
- Central landscaped court between the towers
RERA Status and Construction Progress
Mana Verdant Terraces is at an early stage of construction. The registered start date is 1 December 2025, and the quarterly update filed with Karnataka RERA on 15 July 2026 put Phase 1 at 2% complete. The registered completion date is 31 December 2031.
Some listings quote 2030 for possession. The date that binds the developer is the one in the RERA registration and the agreement for sale, so the agreement should be read for it. The Phase 1 registration showed no complaints against the project in October 2026, and its number can be checked on the Karnataka RERA portal.
About the Developer
Mana Projects was founded in 2000 by D. Kishore Reddy, its chairman and managing director. Its registered projects in this belt include Mana Tropicale, Uber Verdant, Mana Dale and Mana Vista. Part of the land for Verdant Terraces is held under a joint development agreement, and the landowners' shares are recorded on the registration.
Buyers can judge the developer best at a finished site. A walk through one of its completed communities on a weekday shows the quality of finish, the upkeep of common areas and how the association runs the place.
Who Mana Verdant Terraces Suits
The project suits a family that wants a large three-bedroom home near the Sarjapur Road and Outer Ring Road offices and is able to wait five years. The co-working spaces add value for those who work from home on some days. It is less suited to buyers who need two or four bedrooms, a budget below Rs. 2.6 Crore or a home within two years.
Checks Before Booking
These checks cover the main points for a project at this stage:
- Confirm that the chosen home is in Tower 1 or Tower 2, which the present registration covers
- Match the unit number, carpet area and terrace area on the cost sheet with the registration
- Read the possession date and the delay compensation clause in the agreement for sale
- Ask whether the home is from the developer's share or a landowner's share
- Ask how water will be supplied, since the registered sources are borewells and BWSSB
- Check that every payment goes to the RERA-designated project account
- Ask which banks have approved the project for home loans
Buyers looking at other new launches in East Bangalore can use the same list for each of them. A property lawyer is the right person to compare the documents side by side.
