This guide covers the location, the homes and sizes, the RERA record and the checks to run before booking.

Who the Project Suits

DS Max Senate suits a first-time buyer or a small family working in Electronic City, Bommanahalli or along Hosur Road and Bannerghatta Road. The homes are compact, which keeps the ticket size within reach of a salaried buyer. A low-rise block also means lower lift dependence and a simpler building to maintain.

Buyers who want large rooms, a tower view or a big clubhouse will find the project modest. With 224 homes on about 2.37 acres and 56 homes on each floor, the layout is dense. The facing of the home and its distance from the lift and staircase matter more than usual.

Location and Connectivity

DS Max Senate is located in Begur, the residential belt between Hosur Road and Bannerghatta Road. A 15 m road runs along the western edge of the site. Begur Road links the neighbourhood to Bommanahalli on Hosur Road, and the inner roads lead towards Hulimavu and Akshayanagar on the Bannerghatta Road side.

The Yellow Line of Namma Metro runs along Hosur Road from RV Road to Bommasandra and has been in service since August 2025. On Bannerghatta Road, the elevated section of the Pink Line from Kalena Agrahara to Tavarekere was built and awaiting its safety inspection in early October 2026. Both lines are reached by road from Begur, so the last stretch is by bus, cab or two-wheeler.

Schools, hospitals and supermarkets are spread along Begur Road and in the layouts around Begur Lake. The roads inside Begur are narrow in places and slow at peak hour. More on the neighbourhood and its other projects is on our Begur Road locality page.

Homes and Sizes

DS Max Senate offers three home types, with two-bedroom homes forming most of the project. The registered carpet areas are listed below:

  • 1 BHK: 12 homes, about 482 to 546 sq ft
  • 2 BHK: 177 homes, about 542 to 739 sq ft
  • 3 BHK: 35 homes, about 697 to 923 sq ft

Carpet area is the usable floor inside the walls of the home, and it is the figure printed in the sale agreement. The saleable area quoted in a price sheet is larger, since it adds walls, balconies and a share of common space. Comparing two projects on carpet area gives the fairer picture.

The building covers about 58% of the land, and about 42% is open area. Parking is at stilt level under the block. The bay allotted to a home should be written into the agreement, with its number.

Amenities

Amenities at DS Max Senate are sized for a compact community. The registered facilities include these:

  • Swimming pool and gym
  • Community hall
  • Outdoor sports area and park
  • Power backup and lifts
  • Sewage treatment plant and rainwater harvesting

Water supply is registered as BWSSB. A buyer should still ask how the supply works today and whether tankers are used in summer.

RERA Status and Stage

DS Max Senate RERA registration number is PRM/KA/RERA/1251/446/PR/110722/005059, granted on 11 July 2022. Work began on 1 July 2022 under BBMP plan number BBMP/CC/0467/22-23. The registered completion date was 30 June 2026.

That date has passed, so the first paper to ask for in October 2026 is the occupancy certificate. It is the document that makes a home legal to occupy, and khata, water and power connections follow it. The number and the latest status can be checked on the Karnataka RERA portal.

Price and Buying Costs

DS Max Senate prices depend on the home type, the floor and the facing, so the current price sheet is the document to ask for. A home booked before the occupancy certificate carries GST, and a home sold after it does not. This makes the date of the certificate a part of the price.

Karnataka charges stamp duty of 3% on a home between Rs. 20 Lakhs and Rs. 45 Lakhs and 5% above Rs. 45 Lakhs, with cess and surcharge on the duty. The registration fee is 2%. Our EMI calculator shows the monthly instalment and the upfront cash for any price.

Other costs to budget for are these:

  • Maintenance deposit and advance maintenance at handover
  • Khata, electricity and water connection charges
  • Car parking, where it is priced separately
  • Interiors and modular fittings

About the Developer

DS Max Properties is a Bangalore developer with its office in HBR Layout, founded by Dr K. V. Satish. Most of its projects are compact 2 and 3 BHK apartments in the outer residential belts of the city. Its other projects in the south include homes in Begur, on Bannerghatta Road and on Hosur Road.

Checks Before Booking

A budget home deserves the same paperwork as an expensive one. These steps come first:

  1. Ask for the occupancy certificate, or the date it is expected, in writing.
  2. Match the unit number, the floor and the carpet area with the RERA record.
  3. Read the agreement for the handover date, the delay clause and the parking bay.
  4. Check the khata status and the sanctioned plan against the building as built.
  5. Confirm with the bank that it lends in this project before paying an advance.
  6. Visit the actual home to see the light, the ventilation and the finish.

A written record of each step keeps the purchase clean for the buyer and the bank. A site visit and a comparison with other homes in Begur are worth the time before booking.
