Godrej Aveline in Yelahanka: Buyer's Guide (October 2026)

Godrej Aveline is a new launch apartment project by Godrej Properties on Bellary Road in Yelahanka, North Bangalore. It has been registered with Karnataka RERA since March 2026 and has 814 homes in nine towers on about 10.07 acres. This guide covers who the project suits, the location, the homes and prices, the RERA position and the checks before booking.
Who the Project Suits
Godrej Aveline is planned mainly for families moving up to a large three-bedroom or four-bedroom home. Prices start at Rs. 2.53 Crore, so it fits buyers with a budget of Rs. 2.5 Crore or more who work around Hebbal, Manyata Tech Park or the airport road. The larger plans add a staff room, which suits a household with live-in help or the need for a study.
The registered completion date is March 2031, so the project suits buyers who are comfortable with a wait of more than four years. Buyers who need a ready home, or a budget under Rs. 2.5 Crore, will find it a weaker fit.
Location and Connectivity
The exact location of Godrej Aveline is survey numbers 58/1, 64 and 65/2, Venkatala village, Yelahanka Hobli, Yelahanka Taluk, Bengaluru Urban, pincode 560064. National Highway 44, known in the city as Bellary Road or the airport road, runs along the western side of the land. The site therefore opens directly to the main road between Hebbal and the airport.
Yelahanka is one of the older and better-planned parts of North Bangalore, with schools, hospitals, a railway station and established shopping streets. Hebbal and Manyata Tech Park are to the south along the same highway, and Kempegowda International Airport is to the north. The aerospace and technology parks near Devanahalli are further up the same road.
The Blue Line metro to the airport is under construction along Bellary Road, with stations planned in the Yelahanka stretch. Until it opens, daily travel is by road on the highway and its service roads. A trial drive to the workplace at office time, on two weekdays, gives a fair picture of the commute.
Towers, Homes and Open Space
The registered plan has nine residential towers, each with three basement levels, a ground floor and 15 upper floors. A separate three-floor retail block with 35 shops is part of the same registration, which makes Godrej Aveline a mixed-use project. Eight of the towers hold 94 to 110 homes, and one smaller tower holds 46.
The buildings cover about 22% of the land, which leaves about 78% open, and the plan works out to about 81 homes an acre. That is a moderate density for a project on a main road in this part of the city. Six homes share a typical floor in most towers, so the number of lifts in each tower is worth asking about.
The registered plan includes these shared facilities:
- A clubhouse of about 31,600 sq ft
- Parks of about 43,900 sq ft, close to one acre
- A swimming pool and a gymnasium
- Indoor and outdoor sports areas
- A community hall
- 1,287 covered car parks and 150 open ones
Home Plans and Prices
Godrej Aveline prices start at Rs. 2.53 Crore for a 3 BHK and go up to Rs. 3.90 Crore for the largest plan. The four plans on sale are shown in the table.
| Home Type | Size (sq ft) | Starting price |
|---|---|---|
| 3 BHK Premium | 1,601 | Rs. 2.53 Crore |
| 3 BHK Luxe | 1,907 | Rs. 2.97 Crore |
| 3.5 BHK Luxe | 2,138 | Rs. 3.31 Crore |
| 4.5 BHK Luxe | 2,514 | Rs. 3.90 Crore |
The price per sq ft is about Rs. 15,800 for the smallest plan and about Rs. 15,500 for the three larger ones. The extra half-room in the two largest plans is a staff room, shown as "+M" in the registered plan.
Carpet area is the figure to compare across projects. The registered homes fall into these groups, with average carpet areas worked out from the registration:
- 3 BHK with two bathrooms: 172 homes, about 960 sq ft of carpet area
- 3 BHK with three bathrooms: 312 homes, about 1,175 sq ft
- 3 BHK with three bathrooms and a staff room: 194 homes, about 1,350 sq ft
- 4 BHK with four bathrooms and a staff room: 80 homes, about 1,530 sq ft
- 2 BHK with two bathrooms: 56 homes
Carpet area therefore comes to about 60% to 63% of the saleable size, so the rate on carpet area is well above the headline rate. The 56 two-bedroom homes are part of the registered plan, while the current price list covers the three-bedroom and four-bedroom plans. Ask us whether the 2 BHK homes are open for booking.
These charges are added to the starting price of a home under construction:
- GST on the agreement value
- Stamp duty and registration (in Karnataka, stamp duty above Rs. 45 Lakhs is 5% plus cess and surcharge, and registration is 2%)
- Floor-rise and facing premiums
- Car parking, clubhouse membership and the maintenance deposit
On a Rs. 2.53 Crore home, stamp duty and registration come to about Rs. 19.2 Lakhs. Our EMI calculator shows the monthly instalment for the planned loan.

Checks Before Booking
A project of this size and price deserves a careful look at the papers and the plan. These checks cover the main points:
- Match the RERA number, the promoter name and the survey numbers in the sale agreement with the registration.
- Ask for the carpet area of the chosen plan in writing, and work out the price on carpet area.
- Study the tower positions: homes facing the highway get the open view and also the traffic noise.
- Ask where the retail block and its entry are placed, and how residents' traffic is kept separate.
- Confirm the number of car parks allotted to the home and whether they are covered.
- Check the water plan, since the registered sources are borewells and BWSSB supply.
- Read the payment schedule and link each instalment to a construction stage.
- Confirm that the chosen bank has approved the project for home loans.
The possession date in the agreement should match the registered completion date, with the compensation for delay written in. Ask us for the latest price list and cost sheet for the plan under consideration.
