Godrej Nurture in Electronic City: Buyer's Guide (October 2026)

Godrej Nurture is a completed apartment project by Godrej Properties in Electronic City Phase 1, South Bangalore. It has 684 homes in seven towers, and the developer has sold all of them, so a purchase today is a resale from an existing owner. This guide covers who the project suits, the location, the homes, the RERA record and the checks to make before paying a seller.
Who the Project Suits
Godrej Nurture suits buyers who work in or near Electronic City and want a finished home in a branded community. The towers are occupied, so the flat, the common areas and the upkeep are open to inspection before any money changes hands. The wide range of sizes covers a single professional, a couple and a family with children.
Investors look at the project for rental demand from the technology campuses around it, and the 1 BHK homes fit that purpose well. Buyers who need a new flat on a construction-linked payment plan, or a four-bedroom home, should look at newer launches instead. A daily commute to North or central Bangalore from this address is long, so test it before deciding.
Location and Connectivity
The exact location of Godrej Nurture is Maragondanahalli village, Jigani Hobli, Anekal Taluk, inside Electronic City Phase 1, pincode 560100. The site is among the technology campuses of the first phase, with Hosur Road as the main route towards Silk Board and the city. Electronic City is one of the oldest office districts in Bangalore, so shops, schools and clinics are already in place.
The Yellow Line of Namma Metro, which runs from RV Road to Bommasandra, opened in August 2025 and serves Electronic City. It gives residents a rail link towards Jayanagar and the rest of the network without using Hosur Road. The elevated expressway on Hosur Road remains the main road route, and peak-hour traffic at Silk Board still adds time to trips into the city.
Layout and Towers
Godrej Nurture master plan covers 5.76 acres with seven residential towers, named Tower A to Tower G. Each tower has a basement, a stilt level and 21 floors. About 84% of the land is open area, since the tower footprints take up only a small part of the site.
Six of the towers hold between 62 and 83 homes each, with three or four flats on a floor. Tower G is the largest, with 209 homes, and holds all the 1 BHK flats. The project was designed around children, with play and learning spaces, and its shared facilities include the following:
- Swimming pool and gymnasium
- Jogging and skating track
- Outdoor sports courts and a games room
- Children's play area
- Club lounge, party area and barbecue space
- Pharmacy and small retail spaces inside the campus
Homes and Sizes
Godrej Nurture floor plans cover 1, 2 and 3 BHK apartments, with saleable areas from 618 sq ft to 1,630 sq ft. The registered carpet areas are smaller, and they are the figures to compare when two flats are on offer. The table sets out the mix.
| Home Type | Saleable area (sq ft) | Carpet area (sq ft) | Homes |
|---|---|---|---|
| 1 BHK | 618 | 435 | 209 |
| 2 BHK | 957 to 991 | 674 to 788 | 189 |
| 3 BHK | 1,376 to 1,630 | 969 to 1,135 | 286 |
The 3 BHK homes were sold under two names, Comfort and Large, and two flats of similar area may follow different layouts. Ask the seller for the floor plan and the carpet area printed in the original agreement. Resale prices are set by each owner, so compare recent sales in the same tower.
RERA and Completion Status
Godrej Nurture RERA registration number is PRM/KA/RERA/1251/308/PR/191220/003093, granted on 20 December 2019 by the Karnataka RERA authority. The registration covers all 684 homes in the seven towers. The number is open to check on the Karnataka RERA portal.
The project was completed ahead of its registered date. The occupancy certificate is dated 28 December 2022, while the registered completion date, after the Covid extension, was 30 December 2025. A finished and occupied building removes construction risk, which is the main advantage of a resale purchase.
Costs in a Resale Purchase
A resale of a completed flat carries no GST, since the building already has its occupancy certificate. Stamp duty and registration are paid on the agreed value or the guidance value, whichever is higher. In Karnataka, stamp duty above Rs. 45 Lakhs is 5% plus cess and surcharge, which comes to 5.6%, and registration is 2%.
On a flat bought for Rs. 1 Crore, stamp duty and registration together come to Rs. 7.6 Lakhs. Buyers also pay a transfer fee to the owners' association where its bye-laws provide for one. Our EMI calculator shows the monthly instalment for the loan amount planned.
About the Developer
Godrej Properties is the listed real estate company of the Godrej group and one of the most active developers in Bangalore. The company reported bookings of Rs. 34,171 Crore across India in the year to March 2026. For a completed project the developer's finances matter less than the condition of the building, which a site visit shows directly.
Checks Before Buying
A resale purchase depends on the seller's papers and the state of the flat. These are the main checks:
- The seller's registered sale deed and the original agreement with the developer
- The occupancy certificate and the approved plan covering the flat
- Khata and the latest property tax receipt in the seller's name
- An encumbrance certificate showing that the flat is free of loans and claims
- A no-dues letter from the owners' association and the current maintenance charge
- The car park allotted to the flat, in writing
- A loan closure letter and release of the original documents if the flat is mortgaged
Visit on a weekday morning and again in the evening, and time the trip to the office both ways. Look at the lifts, the basement and the common areas, since their upkeep shows how well the association runs the community. A lawyer's review of the title papers is worth its cost on any resale.
