Godrej Parkshire Apartments in Hoskote

Godrej Parkshire is a 13.5-acre apartment project by Godrej Properties in Sarakariguttahalli, Hoskote, East Bangalore. It was known as Godrej Hoskote before the name was announced, and it received its Karnataka RERA number in January 2026. This guide covers who the project suits, the location, the homes and prices, the RERA position and the checks before booking.

Who the Project Suits

Godrej Parkshire is planned for first-time buyers and young families who want a 2 or 3 BHK home from a national developer at a starting price under Rs. 2 Crore. It fits buyers whose work is on the eastern side of the city, in Whitefield, KR Puram or the Hoskote industrial belt. Construction runs to the end of 2030, so the purchase suits those who can wait.

Buyers who need a ready home, four bedrooms or a short drive to the city centre will find the project a weaker fit. The site is a large high-rise community, and families who prefer a small, low-density building should weigh that as well.

Location and Connectivity

The exact location of Godrej Parkshire is Sarakariguttahalli village, Kasaba Hobli, Hoskote Taluk, Bengaluru Rural district, pincode 562114. Hoskote town is the nearest centre for shops and daily needs. Hoskote is on Old Madras Road (NH 75), east of KR Puram and Budigere Cross.

Hoskote is an industrial and logistics town that is turning into a residential market as large land parcels come up for housing. The Satellite Town Ring Road passes the town and links it with Devanahalli and the airport to the north. Daily needs are met in Hoskote town, while larger malls, hospitals and schools are along Old Madras Road and in Whitefield.

The commute decides how well this location works for a household. Drive from the site to the workplace and back at peak hours before booking, and repeat the trip on a second weekday.

Towers, Homes and Open Space

The project has 1,132 apartments in five towers, named A to E, each with two basements and 28 floors. Each tower holds 220 to 230 homes, with about eight homes on a floor. Across the 13.5 acres, that is about 84 homes an acre.

The towers cover a small share of the land, and more than 8 acres are planned as landscaped gardens. A clubhouse of 35,000 sq ft holds the gymnasium, the swimming pool and the indoor games area. Other planned amenities include a jogging track, yoga and activity zones, a multipurpose court, a children's play area, an amphitheatre, a party area and retail spaces.

The registered plan provides 1,206 covered car parks and 83 open ones. Ask how many are allotted to the chosen home and where the visitor bays are.

Home Plans and Prices

Godrej Parkshire prices start at Rs. 1.17 Crore for a 2 BHK and go up to Rs. 1.94 Crore for the larger 3 BHK. The four plans, with their built-up areas, are shown in the table.

Home TypeBuilt-up area (sq ft)Starting price
2 BHK Premium1,050Rs. 1.17 Crore
2 BHK Luxe1,200Rs. 1.33 Crore
3 BHK Premium1,600Rs. 1.78 Crore
3 BHK Luxe1,750Rs. 1.94 Crore

The price per sq ft is about Rs. 11,100 on built-up area for all four plans. The registered mix is 688 two-bedroom and 444 three-bedroom homes. Carpet areas average about 707 sq ft for the 2 BHK and about 1,003 sq ft for the 3 BHK, so ask for the carpet area of the exact home.

These charges are added to the starting price of a home under construction:

  • GST on the agreement value
  • Stamp duty and registration (in Karnataka, stamp duty above Rs. 45 Lakhs is 5% plus cess and surcharge, and registration is 2%)
  • Floor-rise and facing premiums
  • Car parking, clubhouse membership and the maintenance deposit

On a Rs. 1.17 Crore home, stamp duty and registration come to about Rs. 8.9 Lakhs. Our EMI calculator shows the monthly instalment for the planned loan.

RERA, Possession and Stage of Work

The Karnataka RERA registration number of Godrej Parkshire is PRM/KA/RERA/1250/304/PR/090126/008393, granted on 9 January 2026. One registration covers all five towers and all 1,132 homes. The building plan was approved by the Hoskote Planning Authority on 29 December 2025.

The registered construction period runs from March 2026 to 31 December 2030. Progress is reported every quarter on the Karnataka RERA portal, which is the place to compare the work done with each payment demand. The agreement for sale should carry the same completion date and state the compensation for delay.

Checks Before Booking

A long construction period rewards a careful start. These checks cover the main points for Godrej Parkshire:

  • Match the RERA number, the home count and the completion date on the Karnataka RERA portal
  • Ask for the floor plan and carpet area of the exact home, and how Premium differs from Luxe beyond size
  • Check the tower position against the gardens, the main road and the clubhouse on the sanctioned site plan
  • Ask how many lifts serve each tower of 220 to 230 homes
  • Get a full cost sheet with GST, premiums, parking and maintenance shown separately
  • Ask for the water source and the expected monthly maintenance per sq ft
  • Pay only into the project account named in the RERA registration, and keep every receipt

Availability changes by tower and floor as bookings progress. Ask us for the homes open at Godrej Parkshire and the latest price sheet.
