Godrej Properties FY26 Results: What They Mean for Bangalore Home Buyers

Godrej Properties reported its results for the financial year 2025-26 on 4 May 2026, with bookings of Rs. 34,171 Crore, the highest annual figure in its history. Bangalore accounted for about Rs. 8,800 Crore of that total. This article sets out the figures, the plan for 2026-27, the launches that followed in Bangalore and what a home buyer should take from them.
The FY26 Figures in Brief
The booking value for the year to March 2026 rose 16% over the previous year. Collections from customers and profit also reached new highs for the company. The main figures are listed below:
- Booking value: Rs. 34,171 Crore, up 16%
- Collections from customers: Rs. 19,965 Crore, up 17%
- Net profit: about Rs. 1,841 Crore, up 32%
- Operating cash flow: Rs. 7,830 Crore
- January to March 2026 quarter: bookings of Rs. 10,163 Crore and net profit of about Rs. 650 Crore
- New projects added during the year: booking potential of more than Rs. 42,000 Crore
Three of these terms are easy to confuse. Bookings are the value of homes sold during the year, whether or not they are built. Collections are the money buyers actually paid, and profit is recognised only when projects are completed and handed over.
Bangalore in the Numbers
Bangalore was the company's second largest market in FY26, after the Mumbai region at about Rs. 10,310 Crore. The city's bookings of about Rs. 8,800 Crore made up roughly 26% of the national total. The National Capital Region, Pune and Hyderabad followed.
Godrej Properties sells across most of the city's growth corridors. Its recent projects are spread over Sarjapur Road, Whitefield and Hoskote in the east, Devanahalli and Yelahanka in the north and Bannerghatta Road in the south. A buyer in any of these corridors is likely to find a Godrej project on the shortlist.
The Plan for FY27
For the year to March 2027, the company has set a booking target of more than Rs. 39,000 Crore, about 14% above the FY26 figure. The target for customer collections is Rs. 24,000 Crore. A higher booking target needs more launches, and Bangalore is a large part of that pipeline.
The first quarter showed how large. Results announced on 4 August 2026 put bookings for April to June 2026 at Rs. 8,651 Crore, up 22% on the same quarter a year earlier. The company sold 3,738 homes with a total area of 6.2 million sq ft, and Bangalore contributed 44% of the booking value.
New Godrej Launches in Bangalore in 2026
Most of the Bangalore share in that quarter came from one project. Godrej Vanantara, off Bannerghatta Road, recorded bookings of more than Rs. 2,000 Crore and over 1,000 homes in its launch week in June 2026. Its bookings for the full quarter were Rs. 3,237 Crore.
The scale of the project is clear from its Karnataka RERA registration. Godrej Vanantara is registered with 2,008 homes in 16 towers on about 36 acres, and its registered completion date is 31 May 2031. The quarterly update filed for 30 June 2026 shows 1,713 of those homes booked.
Other registrations followed during the year. The Godrej projects registered with Karnataka RERA in 2026 are listed below:
- Godrej Parkshire, Hoskote: registered on 9 January 2026
- Godrej Vanantara, Bannerghatta Road: registered on 13 May 2026
- Godrej Regent Park, Sarjapur Road: registered on 15 July 2026, with 534 homes in two towers
- Godrej Florenne, Soukya Road, Whitefield: two phases registered on 15 September 2026, with 218 row houses
What the Results Mean for Home Buyers
Strong results say something useful about the seller. A developer that collects close to Rs. 20,000 Crore a year has the cash to keep construction moving, and stalled work is the risk that hurts buyers most. Listed status also means the accounts and the debt are published every quarter.
The same results say little about the price of a single home. A project that sells most of its stock in a few weeks gives the seller the stronger hand, and discounts are rare in that position. The fair price of a flat comes from recent registered sales in the same locality, and the company's booking total has no bearing on it.
Company strength is also separate from the timeline of one tower. Each project has its own registered completion date, its own approvals and its own contractor. The date that counts for a buyer is the one on the RERA registration of the chosen phase and in the agreement for sale.
A fast launch brings one more point to weigh. Homes bought at launch are years from handover, and Godrej Vanantara and Godrej Regent Park both carry completion dates in 2031. Buyers who pay rent and instalments together need a budget that holds through that period, with room for a delay.
Checks Before Booking a Godrej Home
The checks for a Godrej project are the same as for any other, and the brand does not replace them. These are the main ones:
- Search the project by name on the Karnataka RERA portal and note the number, the phase and the completion date
- Check the promoter name, since some Godrej projects are registered under a group company or a joint venture
- Ask for the carpet area of the exact home and work out the rate on that figure
- Compare the rate with recent sales in nearby completed projects
- Get a full cost sheet with GST, premiums, car park and clubhouse charges shown separately
- Ask for a payment plan linked to construction stages
- Read the agreement for sale for the handover date and the compensation for delay
- Have a lawyer review the title deeds and the land-sharing terms if the project is a joint development
Stamp duty and registration add to the cost of every purchase. In Karnataka, stamp duty above Rs. 45 Lakhs is 5% plus cess and surcharge, which comes to 5.6%, and registration is 2%. On a home of Rs. 1.5 Crore, the two together come to Rs. 11.4 Lakhs.
What Comes Next
The company's results for July to September 2026 are due in the coming weeks and will show whether the pace of the first quarter has held. More Bangalore launches are likely before March 2027, given the size of the annual target. Ask us for the Godrej projects open for booking in each corridor and their latest price lists.
